Commercial Leasing Coordinator

Job Description

Purpose


Negotiation and preparation of the overall commercial lease documentation for prospective new tenants and renewal of leases for existing tenants for an assigned portfolio of clients.

Main Responsibilities:

Leasing: Prospective and New Tenants

Review and revise Offers to Lease (OTL), prepare Net Effective Rent (NER) and propose changes to the OTL to effect satisfactory NER. Negotiate terms and conditions of OTL and revise OTL based on approved terms and distribute as required Accurately draft lease based on OTL terms and conditions. Finalize Lease after negotiations and approval process. Review and oversee external broker listing agreements

Leasing: Existing Tenants

Monitor lease expiry dates and update Yardi on a regular basis. Prepare draft renewal proposal that includes rental rates. Organize the renewal proposal process based on the type of property. Prepare Lease Renewal, Extension and Amendment Agreements.

Other Responsibilities:

Recommend rental rates based on extensive market research. Update commercial leasing tracker and Yardi as to status Obtain credit information and run credit checks for new tenants. Prepare SKPM invoices for all finalized documents in accordance with client management contract. Provide monthly and quarterly reporting and participate in client meetings. Provide leasing assumptions for annual property budgets. Be the focal point for leasing questions and inquiries from (prospective) tenants, agents and owners. Take initiative to propose improvements of leasing processes and procedures. All other duties as required

Scope

Reports to the Leasing Manager/Director of Leasing/Associate Vice President Work in close cooperation with (prospective) tenants or their representatives, Associate Vice President of Commercial Operations, Commercial Property Managers, and Commercial Property Administrators.

Qualifications

EducationCollege Diploma/University Degree or accredited industry designation ExperienceA minimum of three years' experience in Commercial Leasing.

Basic knowledge of finance. Familiarity with lease clauses and their impacts.
