The ideal candidate will possess the ability to think quickly on their feet, have excellent task and time management, problem solve and create great relationships and a sense of community within the property.Key Responsibilities:

  • Regular interactions with tenants, Building Managers, and the Property Manager throughout the day to discuss building operations, supply requirements, repair needs, concerns, and other relevant items. This may include reports on work production, special problems, and maintenance issues.
  • Ensure completion of maintenance request forms within 24 hours of receipt, which may involve engaging third-party trades with approval from the Property Manager.
  • Complete the Maintenance Checklist for each apartment prior to signing off on condition.
  • Perform minor building and suite maintenance and repairs, and coordinate contractors/trades for more extensive maintenance work and emergency repairs.
  • Replace light bulbs around the interior and exterior of the property and maintain a daily light check log.
  • Oversee pool maintenance and upkeep of common equipment.
  • Manage suite/unit turnover, including painting and cleaning units as necessary.
  • Maintain cleanliness of common areas to ensure they are pristine.
  • Keep a daily log of completed work and maintain other records for units and building maintenance.
  • Implement, organize, direct, and manage the overall maintenance programs of the property.
  • Conduct inspections of common building areas to identify required maintenance, including mechanical, security, garbage/recycling, laundry, landscaping, etc.
  • Rent available suites by advertising vacancies, screening applications, and properly completing tenancy paperwork.
  • Schedule and supervise tenant move-in/move-out activities, perform regular suite inspections, and ensure vacant suites are ready for new tenants.
  • Collect and deposit rents and security deposits.
  • Maintain knowledge of competitive pricing for vendor and trade quotes on required work.
  • Be diplomatic when dealing with residents, staff, and contractors.
Shifts Available:Monday to Friday
  • 8:30am - 5:00pm
Skills and Qualifications:
  • Previous experience with rental buildings is required.
  • At least two years of residential maintenance/trades experience and/or Building Manager experience is preferred.
  • Experience with pools and/or a pool certificate is beneficial.
  • Experience in maintaining building and mechanical systems, along with basic handyperson skills, is required.
  • Excellent written and oral command of the English language is necessary to communicate effectively with clients and support staff.
  • Strong communication skills, both verbally and in writing, with Property Manager, tenants, and support staff.
Physical Requirements:
  • Ability to patrol the property including stairs, hallways, interior, and exterior
  • Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
  • Ability to lift 50 pounds
  • Ability to use standard building equipment (vacuum, climb a ladder, mob, handyperson tools for minor maintenance, power washer, leaf blower, etc.)
