The Building Manager role is responsible for the ongoing monitoring and maintenance of a small portfolio of properties in Bedford. The position is ideally suited to a mature couple who together are able to fulfill the responsibilities of the position and possesses the skills outlined below. The successful candidate(s) will be supported by and report to head office.
Responsibilities for this role include, but are not limited to:
• Building and maintaining positive professional tenant relationships;
• Responding to all tenant inquiries, emergencies, and complaints in a timely and courteous manner;
• Preparing units for rental;
• Showing vacant units to prospective tenants;
• Conducting routine inspections, minor repairs, cleaning and general maintenance in common areas and on building equipment;
• Exterior maintenance including supervision of landscaping, salting and snow removal contractors;
• When necessary calling, organizing, and supervising the work of contractors;
• Communicating regularly with the Property Manager, including reporting any building deficiencies;
• Assisting the Property Manager in enforcing rules and policies;
• Maintaining professional communications with residents of the building and potential tenants;
• Signing leases, arranging move-in dates, and familiarizing tenants with the building;
• Completing unit Inspection reports for tenants moving in/out of the building;
• Performing administrative tasks including serving notices, maintaining logs, rent collection, etc.;
• Assisting in other areas as issues arise.
Skills for this position include:
• Demonstrating a high level of professionalism and competence in a wide variety of areas;
• Ability to handle minor issues and repairs;
• Ability to effectively manage contractors working in the building and on the property;
• Ability to diplomatically solve problems, be responsive to residents, and work as part of a team;
• Strong communication and organizational skills;
• Administrative and computer skills including Microsoft Office and other systems such as security and intercom software;
• Good painting skills and knowledge of electrical and plumbing also an asset.
Qualifications for this position include:
• Minimum high school diploma;
• Proven communication skills, both written and verbal;
• Ability to work well in a team environment with minimal supervision;
• Previous experience in a customer service role is an asset;
• Previous experience with rentals and/or as a building superintendent is an asset;
• Ability to live on site within the property.
The ideal candidate will be able to work independently and possess excellent interpersonal and communication skills. Must be self-motivated, flexible, and accustomed to working in a fast-paced environment.
This is a full-time salaried position paying $40,000 to $60,000 depending on qualifications. Evening and weekend work involved.
