Position Summary
We are seeking a responsible and proactive
Building Manager
to manage the day-to-day operations, maintenance, and tenant relations of a residential apartment building in Vancouver. This full-time, live-in position involves overseeing building cleanliness, coordinating repairs, handling tenant inquiries, and ensuring a safe and comfortable environment for all residents. The ideal candidate is hands-on, organized, and capable of responding promptly to emergencies.
Key Responsibilities
Rental Duties:
Handle rental inquiries and show suites to prospective tenants.
Screen applications and provide recommendations to head office.
Prepare and manage tenancy agreements and enforce building rules.
Collect rent and issue notices when necessary.
Coordinate tenants move-ins and move-outs, complete inspections.
Assist with Residential Tenancy Branch matters and attend hearings.
Caretaking Duties:
Clean common areas: lobby, hallways, laundry room, entrances, staircase and parking.
Maintain garbage/recycling area and call for service if needed (pullout and returning the bins is required).
Perform seasonal maintenance including snow removal, salting at entrances, sidewalks and parking area.
Replace lightbulbs, do small repairs, and keep building tidy.
General Duties:
Respond to tenant questions and 24/7 emergency calls.
Record repair requests in management system (e.g. Yardi).
Show new tenants how to use appliances, keys, and facilities.
Organize repairs, renovations, and appliance purchases.
Monitor building condition and report major issues to head office.
Keep tenant and building records updated.
Assist with annual inspections, fire checks, and more.
Qualifications
Must be legally eligible to work in Canada without sponsorship.
Previous experience as apartment building caretaker in a residential property is an asset.
Physically fit and able to perform duties such as cleaning, moving recycling bins and snow removal.
Proficient in Microsoft Office and Outlook.
A strong command of both written and spoken English is essential.
Capable of working effectively both independently and collaboratively within a team environment
Must live on-site or reside close to the residential building for timely response to tenant needs and emergencies.
