Job Description


PURPOSE The Building Manager is accountable to the Manager, Operations for supervision and coordination of all daily and periodic activities related to cost-efficient planning and safe maintenance of a portfolio of office/industrial building(s). The Building Manager plays a key role in budgetary planning, portfolio reporting as well as tenant relationships and client service, thus largely contributing to tenant retention and portfolio growth and sustainability programs.



DUTIES AND RESPONSIBILITIES 1. Building Maintenance
Oversees building repairs and maintenance projects to ensure facility equipment and systems are utilized and maintained in the most cost effective manner; inspects assigned properties on a regular basis to ensure premises and grounds are maintained at all times in accordance with the existing company policies and procedures. 2. Budgeting and Reforecasting
Plays an active role and provides critical input into periodic operations budgeting and forecasting activities as well as variance reporting to ensure the approved budget enables attainment of strategic goals and objectives set for the property. 3. Sustainability
Oversees the implementation and maintenance of the company\xe2\x80\x99s environmental and Health and Safety policies and procedures to ensure the continuous compliance by staff, tenants and contractors; coordinates and participates in investigation of environmental and Health and Safety incidents; supervises the implementation of effective energy management programs, energy consumptions, and energy reduction applications for assigned properties in support of sustainability programs. 4. Tenant Relations
Serves as primary point of contact addressing complex tenant issues and inquiries including year-end adjustments, collections, rent abatements, tenancy terms and conditions, tenant improvements, etc., to contribute to the tenant retention and satisfaction, and sustain optimum occupancy rates. 5. Customer Service
Establishes and maintains strong relationships with various internal and external stakeholder groups with the intent of sustaining a level of trust and communication that enables effective management, oversight and client service. 6. Best Practices and Technical Expertise
Stays current on best practices in the industry pertaining to building operations, core building systems, energy management and sustainability and ensures that best practices are continuously reviewed and revised to increase effectiveness and to achieve operational excellence, where possible. 7. Management and Development of Staff
Is responsible for hiring, on-the-job training and managing maintenance, security and building operation personnel. Any other job related duties and/or projects that may be assigned.




MINIMUM REQUIREMENTS
Skills, Knowledge, Experience and Education

  • Minimum 5 years of relevant work experience or equivalent
  • Previous experience with operating budgets and re-forecasting processes
  • Basic understanding of security procedures and requirements
  • Strong understanding of sustainable building practices
  • Solid understanding of Building Automation Systems and other operating systems of a property
  • Previous experience with HVAC and Life & Safety Systems
  • Valid driver\xe2\x80\x99s license and access to a vehicle
  • Working knowledge in the areas of fall protection and WHMIS
  • Working knowledge of MS Office, Blackberry and operations specific software
  • Bi-lingual where required
