We, Hunter McLeod Realty Corp, are seeking the services of an experienced Residential Building Manager/Caretaker for two 70+ unit residential properties in Coquitlam on a part-time basis.

The Opportunity:
The main responsibility of the Residential Building Manager/Caretaker position is to maintain a clean, safe and healthy environment for all people who live, visit or work, in the buildings.
This is a part-time position, approximately 25 hours per day Monday to Friday and emergency on-call availability for after hours.
This position is suited to persons with strong people and communication skills, who pay attention to detail, are self-starters and are able to work effectively without being constantly supervised.
Duties will include but are not limited to:
Showing rental apartments to and determining the suitability of prospective tenants
Receiving tenant applications and facilitating the completion of the required Residential Tenancy Agreements
. General administrative duties, including move-in and move-out procedures.
. Building positive relationships with tenants, and promptly dealing with all issues and problems relating to the building's tenants, following guidelines set by the Property Manager.
Answer all inquiries quickly, politely, and professionally.
Maintain proper records and updating / meeting with the Property Manager to discuss management issues on the building such as building performance, tenant issues, repairs and maintenance, problems, improvements, etc.
Performing minor repairs, minor landscaping and building cleaning
Trouble shooting and problem-solving unexpected emergencies.
When necessary, respond and deal with emergencies effectively and efficiently on a 24 hour basis.
Requirement:
Candidates must have previous experience as a Residential Building Manager/Caretaker, (3 + years), and be experienced in all facets of residential rental management.
It is essential that the candidate has a good understanding of the Residential Tenancy Act and how to apply the Act in real life situations.
Good computer skills, specifically using MS Office, (Word, Excel and Outlook).
Candidates must be in good health, physically fit and be able to speak and write English fluently.
The successful candidate must have, or have access to, a vehicle to respond to emergencies on a 24 hour basis.
Candidates must be bondable with no prior criminal record.
