Job Summary

We are recruiting a

non-resident Building Manager

to support the day-to-day operations of a large Strata Corporation complex in North Burnaby, which features an indoor swimming pool and a diverse range of amenities. This role ensures the property remains safe, well-maintained, and efficiently run by coordinating building operations, overseeing trades, and serving as the on-site liaison to the Property Manager (PM) and the Strata Council (SC).

The ideal candidate brings strong operational capability, excellent communication skills, and a proactive approach to resident service and building care.

Key Responsibilities

Conduct regular site inspections and full tours of building equipment, common areas, and mechanical spaces.

Oversee daily building operations to ensure safety, cleanliness, and optimal functioning of all systems.

Manage and support trades and services providers, ensuring smooth site access and quality completion of all work.

Book, coordinate, and document regular maintenance visits, inspections, and preventative service routines.

Complete day-to-day administrative tasks related to building operations.

Maintain accurate logbooks, manuals, incident reports, and on-site documentations.

Support upkeep of emergency procedures, safety documentation, and response protocols.

Monitor building security systems, including CCTV, access control, and general security issues.

Monitor and maintain the amenity building (pool, gym, sauna/steam) to ensure they are fully operational and safe.

Identify and promptly communicate security concerns, system faults, or incidents.

Act as the on-site operational contact between residents, the Property Manager, and the Strata Council.

Monitor and report bylaw violations to the Property Manager.

Provide timely updates during emergencies and be available for consultation when urgent issues arise.

Foster a professional, respectful, and service-oriented relationship with residents and building stakeholders.



o Perform and log daily pool water chemistry tests, adjusting chemicals as needed to comply with applicable health regulations.

o Coordinate inspections and maintenance of pool equipment and systems with qualified service providers.

o Ensure safe storage, handling, and documentation of pool chemicals and related equipment.

Qualifications

3+ years of previous experience as a residential Building Manager or equivalent property operations role.

Pool Operator Certification required or willingness to obtain.

Ability to perform the physical requirements of the job, including walking multiple floors, climbing stairs, and lifting/moving light equipment and materials.

Criminal record check (and any other required background checks) to be completed before hire.

Ability to work independently, make sound judgments and manage multiple priorities with minimal supervision.

Excellent verbal and written communication skills and interpersonal skills.

Strong customer service orientation and problem-solving ability.

Technical aptitude and comfort working with digital logs, CCTV systems, and basic building management tools.

Working knowledge of major building systems (mechanical, electrical, plumbing, HVAC) and amenity-specific systems (pool filtration, sauna/steam).

Job Type: Full-time

Pay: $67,000.00-$77,000.00 per year
