RESIDENT MANAGER/CARETAKER DUTIES & RESPONSIBILITIESMANAGEMENT & SUPERVISION 1. Ensure that all tenant complaints and problems are handled efficiently and diplomatically. Maintain good resident/management relations. 2. Ensure that all new owners on move-in and move-out procedures, deliveries, garbage, parking, pool use, etc. 3. Enforce the rules and regulations as established by Strata Corporation with regard to occupants, guest, pets and vehicles. 4. Supervise all work being performed at the property. 5. Assist with property inspections as required. 6. Report the Management Company any problems, repairs necessary or emergencies. 7. Schedule all move-ins and move-outs. CARETAKINGInterior 1. Vacuum and dust all hallways twice weekly, and more often at front lobby, and stairwells as required. Clean all spots on floors. 2. Clean and damp mop common area and laundry room floors daily or as required. Strip and wash as necessary. 3. Clean and remove marks from all common area walls, and doors including hallways, stairwells, etc. 4. Clean windows daily. 5. Check all lights daily and replace bulbs, and fluorescent tubes, as required. 6. Check all door operation daily. Maintain all door hinges and closures-grease, oil and adjust, as required. Check and ensure all exterior doors close, and lock properly. 7. Clean all laundry machines daily. 8. Clean ashtrays and garbage containers, and dispose of discarded mail, papers, etc. daily. 9. Check all common areas daily inspect for leaks, damage, proper temperature, fans operation, etc. 10. Empty all garbage containers daily. Exterior 11. Sweep all entrances and walkways regularly. Keep all drains free of leaves and debris-check daily. 12. Sweep parking lot and garage monthly. 13. Shovel snow, salt at entrances and perimeter according to Burnaby by-laws. 14. Maintain and water all landscaped areas, as required. 15. Inspected ground daily and keep free of all debris, including cigarette butts and small bits of paper. 16. Supervise garbage, removal tor pick- up. Inspect and clean garbage area daily. Fitness Room, Pool and Equipment 17. The following tasks are to be performed : - showers and sauna, and pool room floor to be cleaned, and mopped, - plumbing fixtures, vanities and showers to be cleaned, - fitness equipment checked for damage or wear and operation, - fitness room floor vacuumed, mirrors polished. Maintenance 18. Minor maintenance items are to be done as required. 19. Other repairs and tasks as capability, and time permit. Job Type: Full-time Pay: $50,000.00 per year Benefits:
