The Asset Manager, Real Estate is responsible for managing and optimizing Pizza Pizza Limited's national real estate portfolio, supporting both lease renewals and new store growth initiatives. This role oversees a large volume of lease negotiations each year, ensuring fair market value and favourable business terms, while collaborating closely with landlords, brokers, and internal partners. The Asset Manager plays a critical role in fuelling new store development for Pizza Pizza and Pizza 73 by identifying high-quality real estate opportunities, negotiating agreements, and supporting site conversions, relocations, or reductions. Acting as a key liaison between Real Estate, Legal, Franchising, Construction, and Operations, the Asset Manager ensures accuracy, efficiency, and alignment with business growth objectives.

Lease Renewals



Manages a large volume of lease renewals each year (approx 30-50) Completes due diligence analysis on fair market value for all renewals Negotiates business terms of leases to secure additional terms and/or renewal options with landlords or their agents Works with 3rd parties and brokers where applicable Seeks approval from internal business leaders on all terms obtained Work closely with the legal team to ensure lease changes and agreements are accurately reflected in all relevant documents. Assists in efforts to dispose of surplus property to mitigate excess occupancy costs. Assists Property Administrator as a 2nd point of contact for escalated issues and troubleshooting with landlords

New Store Growth/Leasing Support



Supports the Director of Real Estate with identifying new store locations for Pizza Pizza and Pizza 73 Identifies top quality real estate opportunities to fuel Pizza Pizza/Pizza 73 new store growth targets Develops and maintains relationships with key stakeholders including developers, landlords, and brokers Negotiates commercial and key terms with landlords or their agents Collaborates with Franchising, Construction and Operations on the viability of new projects and is accountable to achieve new lease sign off and approval from executives Completes the same for store conversions, relocations or reductions Performs site visits to evaluate potential opportunities

Skills and Experience:



3-5 years of progressive experience in a restaurant/retail environment (multi-unit experience preferred) on either the landlord or tenant side Proven ability to work in a fast paced and high volume environment as we have over 550 leases in our portfolio Previous experience in a Franchise Real Estate environment Knowledge of Canadian markets. Superior negotiation skills Strong communication skills with the ability to converse with various types of landlords, from individuals to larger institutional owners. Proficient in using a process and system approach. Basic understanding of construction requirements. Excellent time management and organizational skills. Innovative problem-solving and decision-making abilities. Self-motivated and able to work independently with minimal supervision. Team player who can adapt to a dynamic environment. Proficiency with Microsoft Excel and Word, database management, and demographic software (e.g., Magnify); familiarity with JD Edwards and CoStar is an asset. Detail-oriented and capable of managing multiple negotiations simultaneously. Having a Real Estate license is an asset
