Position Overview Reporting to the Manager Investments, the Analyst\xe2\x80\x99s responsibilities include\xe2\x80\x94but are not limited to, collecting information, performing research and financial/sensitivity analysis that is then presented/provided to leadership to inform their investment decisions and included in investor material. Accountable to perform underwriting, analysis, due diligence related efforts, structing of debt and equity for each acquisition, disposition and refinancing activity. Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations. Support the team in preparing investment due diligence reports and understanding the performance of assets under management.
Key Responsibilities

  • Prepare underwriting, analysis, due diligence related efforts, structing of debt and equity for each acquisition, disposition, and refinancing activity
  • Prepare high-quality financing presentation and confidential information memorandums (CIM\xe2\x80\x99s) and participate in delivering lending presentations
  • Assist with acquisitions, dispositions, financing, and coordination of such activities (i.e., maintaining pipeline, transaction/opportunity summaries, rent analysis, zoning review and assessment of environment risk and building conditions)
  • Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations based on your findings
  • Assist reviewing documents such as leases, loans, contracts and letter of intents. Other ad-hoc assignments and/or duties as required
  • Provide data for inclusion in quarterly marketing material for investors
  • Analyze the monthly financial results of specific properties to understand performance and highlight key trends
  • Act as a resource to our asset management team to highlight operational deficiencies or opportunities to improve the financial results of the properties
  • Perform market research analysis on facets of real estate applicable to the Company\xe2\x80\x99s portfolio such as market rents, selling prices, cap rates, etc.
  • Create and manage complex financial models to support forecasts and facilitate decision making
  • Draft investment summaries, recommendations and presentations for Senior leaders
  • Support Manager, Investments in the verification and coordination of due diligence activities involving financial, property tax analysis, rent surveys, lease audits and arranging of third-party reports
  • Participate in the review of new deals/developments and coordinate with internal/external groups to support cash flow assumptions
  • Build network, and interface with real estate professionals within the investment community to acquire current knowledge of each investment, including information related to investment trends and markets
  • Assisting with special projects as required

Requirements
  • Very strong analytical skills with the ability to effectively evaluate, summarize and rationalize large amounts of information while maintaining a high degree of organization, accuracy, and quality control in your work
  • Strong written and verbal communication skills
  • Ability to build complex financial models in Microsoft Excel and regularly maintain and update with data and analytics
  • Ability to meet tight deadlines without compromising accuracy
  • Ability to contribute as a team member
  • Commitment to ongoing personal and professional development

Education/Experience
  • Completion of a post-secondary degree in finance, accounting, or economics (completion of graduate studies are considered an asset)
  • Completion or pursuit of a professional designation (i.e., CFA, CPA, AACI)
  • Minimum 2+ years of related work experience Real Estate
  • Strong financial modelling experience
  • Advanced skills in Excel, Word, and other Microsoft Office programs
  • Experience, ability, and willingness, to work beyond normal business hours if required
