Sous la supervision du Chef des operations - division locative, le.la titulaire du poste contribue a la prise de decision strategique en soutenant l'evaluation, l'analyse et le suivi de la performance du portefeuille immobilier de Brigil. Ce role combine des fonctions d'evaluation immobiliere (a des fins de financement, acquisition ou planification) et d'analyse financiere et operationnelle (optimisation du rendement des actifs et veille strategique du marche).

Reporting to the Chief Operating Officer - Leasing Division, the successful candidate will represent Brigil's vision in commercial leasing projects. This person will be responsible for client development, coordinating property visits, preparing leasing files, and conducting compliance analysis, while collaborating with internal teams to ensure project success.###

Evaluation immobiliere
Realiser des evaluations financieres et immobilieres pour les projets residentiels et commerciaux (en developpement ou existants).
Produire des rapports d'evaluation detailles a des fins de financement, d'acquisition ou de planification strategique.
Recueillir, verifier et analyser les donnees de marche, comparables, revenus et couts de construction.
Preparer des modeles financiers et rapports synthetiques destines a la direction et aux partenaires externes pour soutenir la prise de decision.
Appliquer les methodes reconnues d'evaluation (cout, comparaison, revenu) selon les normes de l'OEAQ et de l'ICE.
Lire et analyser les rapports economiques et immobiliers (taux d'interet, inflation, couts de construction, prix du marche) et suivre les tendances du marche local et regional, notamment les loyers, taux d'inoccupation, demande locative et nouveaux projets concurrents.
Analyse de portefeuille et performance
Effectuer des analyses approfondies du portefeuille immobilier, incluant les taux d'occupation, revenus, depenses et rendements.
Developper et suivre des indicateurs de performance (KPI) lies aux objectifs financiers et operationnels.
Presenter des analyses claires et des recommandations concretes a la direction pour optimiser la performance du portefeuille.
Participer a la veille economique et sectorielle afin d'anticiper les tendances du marche immobilier et d'appuyer la planification strategique.
Collaborer avec les equipes finance, developpement, location et marketing pour assurer la coherence des donnees et des orientations.
Qualifications et competences requises
Diplome en administration, finance, urbanisme ou domaine connexe.
Minimum de 3 a 5 ans d'experience en evaluation immobiliere ou en analyse financiere.
Maitrise des outils d'analyse et de modelisation financiere (Excel avance, Power BI, logiciels d'evaluation immobiliere).
Excellente capacite d'analyse, de redaction et de vulgarisation de donnees complexes.
Connaissance approfondie du marche immobilier locatif au Quebec et en Ontario.
Bilinguisme (francais et anglais) requis.
Rigueur, autonomie, sens de l'ethique et professionnalisme.
Aptitudes recherchees
Capacite a produire des evaluations precises, bien documentees et conformes aux normes de pratique.
Habilete a gerer plusieurs mandats simultanement, a respecter les echeanciers et a prioriser les taches.

Responsabilities
Real Estate Valuation
Conduct financial and property valuations for residential and commercial projects (under development or existing).
Prepare detailed valuation reports for financing, acquisition, or strategic planning purposes.
Collect, verify, and analyze market data, comparables, income, and construction costs.
Develop financial models and summary reports for management and external partners to support decision-making.
Apply recognized valuation methods (cost, comparison, income) in accordance with OEAQ and ICE standards.
Review and analyze economic and real estate reports (interest rates, inflation, construction costs, market prices) and monitor local and regional market trends, including rents, vacancy rates, leasing demand, and competing projects.
Portfolio Analysis and Performance
Perform in-depth analysis of the real estate portfolio, including occupancy rates, revenues, expenses, and returns.
Develop and track performance indicators (KPIs) aligned with financial and operational objectives.
Present clear analyses and actionable recommendations to management to optimize portfolio performance.
Participate in economic and industry monitoring to anticipate real estate market trends and support strategic planning.
Collaborate with finance, development, leasing, and marketing teams to ensure data consistency and alignment.
Qualifications and competencies required
Degree in business administration, finance, urban planning, or a related field.
Minimum of 3 to 5 years of experience in real estate valuation or financial analysis.
Proficiency in financial analysis and modeling tools (advanced Excel, Power BI, real estate valuation software).
Strong analytical, writing, and data interpretation skills.
In-depth knowledge of the rental real estate market in Quebec and Ontario.
Bilingualism (French and English) required.
Rigor, autonomy, ethics, and professionalism.
