Join our team as a Senior Urban Planner in Toronto, ON.
You will be joining one of the top tier land brokerage teams in the GTA. The Redevelopment Advisory Group has extensive experience working with governmental, institutional, corporate, and private landowners. In this role you will own the planning process/assessments for large-scale mixed-use brokerage projects, helping clients realize the full potential of their lands.
Who you are:
As a Senior Urban Planner, you have strong understanding of the legislation municipally and provincially, with thorough knowledge of planning principles, concepts, practices, methods, applicable legislation, and evolving planning policy trends.
You are an analytical thinker and creative problem solver with high attention to detail. Ultimately, you bring a passion for real estate, strong intellectual capabilities, and demonstrated ability to work independently as well as part of a collaborative team.
What you bring:
Minimum three (3) years\xe2\x80\x99 experience in the planning and or development management field with demonstrated experience in land use and mixed-use development vertical
Successful completion of a bachelor\xe2\x80\x99s and/or master\xe2\x80\x99s degree in urban planning, or related discipline
Excellent proficiency with Microsoft Office Suite (Word, Excel, PowerPoint), Adobe Suite, Revit, Sketchup, or Giraffe, as well as ability designing/utilizing electronic data processing applications and graphics.
Highly proficient at reading, interpreting, policies, and Bylaws. Deep understanding of recent and relevant municipal, provincial, and federal policy program and initiatives.
Basic knowledge of ARC GIS and ability to assess architectural drawings
Good knowledge of land development, including low rise and high rise residential, and mixed-use developments
Strong communication skills, including both presentations (oral) and report writing/ is required.
Strong problem-solving skills, ability to drive work independently and the talent to present planning opinions and provide context for such decision making.
Bonus skills and experience:
Membership or able to successfully obtain full membership in the Canadian Institute of Planners (C.I.P.) and the Ontario Professional Planners Institute (OPPI) within six months of appointment.
Basic knowledge of financial underwriting, specifically mixed-use development residual land value proformas
What success looks like:
You will conduct market and development research, highest and best use reviews, and planning policy analysis.
You will obtain inputs and assumptions for development proformas through market research, review of third-party reports, and collaboration with various teams across the organization.
You will prepare and deliver presentations to clients or prospective clients about latest planning policy and legislation and provide professional planning advice and recommendations.
You will Identify, analyze, and track policy changes that may affect the development approval process at all government levels.
You will stay current and regularly document new industry trends and municipal standards regarding zoning by-law, planning process and other development standards to identify new business opportunities.
You will prepare and/or support responses to requests for proposals, work closely with the business development team to ensure well developed and timely proposals are issued
You will contribute to pitch presentation and property marketing by taking ownership of the development and planning section of proposals and team brochures.
You will design 3D Massings/ master plans for client sites utilizing appropriate software (Sketchup, Revit, or Giraffe).
