Position Overview
The Newcastle (VIS 2756) is seeking a proactive, dedicated Building Supervisor to undertake and manage custodial services and building operations for our well-maintained and community-focused residential strata property. This role is critical in maintaining the cleanliness, functionality, and overall appearance of the building and its common areas.
The successful candidate will demonstrate a strong balance between hands-on cleaning responsibilities and the technical knowledge necessary to support and manage building systems. You will report to the Newcastle Council (via the Buildings Chair), work closely with the strata management company, and act as a helpful and professional liaison with homeowners.
Key Responsibilities
Building Operations & Maintenance
Monitor, manage and perform basic maintenance on HVAC systems, boilers, circulating pumps, and garage ventilation.
Identify and document future repair/replacement needs and assist in budgeting for maintenance.
Coordinate and supervise contractor work (e.g. plumbing, electrical, mechanical, painting).
Regularly inspect the building, interior and exterior, for safety hazards or maintenance concerns.
Access and interpret building blueprints when necessary to locate infrastructure issues.
Manage and organize inventory of supplies (e.g. filters, light bulbs, belts, batteries).
Maintain a safe, clean, and tidy workspace at all times--floor space must remain clear and tools/supplies shelved properly.
Monitor and prepare elevators for move-in/move-out, including installation/removal of pads.
Ensure storage is optimized and used only for job-related items.
Custodial Duties
(See Appendix A below for detailed tasks)
Ensure common areas are always clean and welcoming.
Daily cleaning includes vacuuming, damp mopping, glass cleaning, sanitizing washrooms, removing litter, and elevator maintenance.
Weekly, monthly, and seasonal cleaning tasks include deep cleans, power washing, baseboard cleaning, and more.
Respond to and manage owner concerns regarding common property only.
Security & Safety
Conduct daily building surveillance and report incidents involving safety, vandalism, or bylaw violations.
Monitor and retrieve data from security camera systems as needed.
Program FOBs and troubleshoot automatic door openers.
Enforce strata bylaws and report violations to appropriate authorities (Strata Council, Management Company, or RCMP).
Maintain knowledge of and follow WorkSafeBC safety protocols.
Qualifications
Required:
Valid Driver's License
WHMIS Certification
High School Diploma or equivalent
Demonstrated custodial and maintenance skills
Physical ability to climb ladders, lift materials, and conduct repetitive cleaning tasks
Ability to operate a variety of power and hand tools safely
Preferred (but not required):
Previous experience in a facility/building supervision role
Knowledge or willingness to learn about:
FOB programming
Automatic door systems
Security camera operation and footage retrieval
Basic computer skills to manage scheduling, logging maintenance, and communicating with contractors

Vacuum 1st floor lobby & parkade mats
Clean inside and outside lobby glass doors
Clean elevator mirrors & mop elevator floors
Tidy washrooms and replenish supplies
Check garbage rooms & pick up exterior litter
Inspect:
Stairways
Hallway and emergency lighting
Building security & mechanical systems
Weekly
Vacuum all carpets and sweep garbage rooms
Wet mop garbage room floors
Clean elevator tracks
Inspect and touch up paint in common areas
Clean lobby furniture
As Required
Change HVAC filters (~ every 2 months)
Test emergency lights (~ every 3 months)
Power wash parkade (once/year)
Clean hallway light fixtures, doors, baseboards, interior windows
Spot clean oil spills
Clean stairwells, locker areas, handrails
Address Owner concerns regarding common property
Maintain a stock of cleaning and maintenance supplies
Any other items as directed by Property Manager or Council

Pay: $30.00-$34.00 per hour
