The Role



The selected candidate is expected to deliver experienced superintendent supervision on a multifamily wood-frame residential constrution project (fourplex and sixplex) located at Blind Bay, B.C. on Shuswap Lake. Reporting directly to the Project Manager the Site Superintendent is the epitome of project management, communication and professionalism. The right candidate successfully achieves all construction project deliverables through to building completion of the project, while creating a safe, positive, organized and efficient work environment for team members, subtrades, vendors and clients. This position will work closely with Taylor Valley project managers ("PM") and the executive team, and will lead and manage their team of staff and trades on site.

This person must be exceptionally organized, possess excellent time management and be willing to take initiative in moving actions forward. They should also thrive in a fast paced, team oriented, entrepreneurial environment and be able to expertly complete multiple assignments and maneuver through changing priorities effectively and efficiently with minimal supervision. The ideal candidate is a dynamic individual who operates with the utmost integrity and intentionality in everything they do.

Key Responsibilities



The Site Superintendent will be responsible for, but not limited to, the following:

Attend project meetings with the Taylor Valley Construction Ltd. (the "Company"), the owner of a project (the "Owner") and the architect and/or civil engineer (the "Consultant"). Prepare or assist in the preparation of any construction cost estimates required by the Company (the "Construction Cost Estimates"). Set up site office, install appropriate signage, gather, maintain and manage equipment, and first aid supplies. Coordinate the ordering of site services/utilities with the PM. Manage and direct all site personnel - assigning work, supervising and taking responsibility for their work. Read and interpret plans and specifications as provided by the Architects and Consultants, providing clarification to employees and trade contractors as necessary. Identify problem areas and bring them to the attention of the PM, Architect and Consultants promptly and with a suggested course of action. Direct and coordinate the work of all trade contractors, establishing schedule, workflow and priorities. Assist in resolving layout and trade coordination problems ensuring performance according to contract terms and report problems to the PM. Provide clarification where required for PM to approve job cost invoices. Ensure that all deliveries to site have been verified for accuracy in quantity and measurement and that all quality, problems or damage have been appropriately noted prior to signing delivery slip. Order/pick up miscellaneous site supplies and rental tools as required. Rentals to be returned promptly after use. Coordinate with safety personnel, enforce Taylor Valley Occupational Health and Safety Policy on site, and ensure weekly safety checklists and training records are completed and submitted to Head Office every week without exception. May have to assist with carpentry and other manual labour tasks on occasion. Provide advice on site use and possible improvements, selection of materials, assembly systems and equipment, and provide recommendations on construction feasibility, availability of materials and labour, time requirements for installation and construction, and factors related to alternative design and possible economies. Prepare or assist, in consultation with the Company, the Owner and the Consultant, a construction schedule (the "Construction Schedule"), which takes into consideration the sequence and timing of the required basic program decisions, including anticipated design time, approval period, preparation of documentation, bid calls and subsequent evaluations, trade contract awards, on-site construction activities and when the project will complete Monitor, review and assist in updating the Construction Schedule and advise the Company as soon as possible as to any deviations from the Construction Schedule, including providing a 3 week look ahead on a weekly basis Coordinate necessary inspections and occupancy permits. Provide the Company with updates as necessary regarding the availability of materials and labour, building systems, and possible economies of scale. Assist the Company in making recommendations to the Owner and the Consultant regarding the scope of work packages to help facilitate the subsequent bidding and awarding of trade and supply contracts. Review the specifications and drawings and assist the Company in making recommendations to the Owner and the Consultant as to the clarity, consistency, constructability, efficiency and coordination among the trade contractors. Prepare general functional layout of construction site access and organization and temporary supports, structures, facilities, services and other temporary items required for the execution of construction of the project (the "Temporary Work"), and then arrange for such Temporary work to be performed. Assist the Company in determining what equipment or materials should be pre-ordered to meet the Construction Schedule. Assist PM in developing a scope of work for tendering purposes and for the issuance of Purchase Orders. Provide administration described in each trade contract documents, including facilitating all communication with trade contractors, assisting the Company in communicating with the Owner, Consultant and trade contractors, evaluate and give interpretations and recommendations related to the performance of any work performed by a trade contractor, issue instructions to trade contractors, coordinate the work of all trade contractors, make findings upon all claims for change in any trade contract price. Identify items to be detailed in Change Orders or to be back-charged to trades if and when necessary. Jointly with each trade contractor, prepare a schedule showing when items called for under cash allowances must be ordered to avoid delaying the progress of the work performed by trade contractors. Promptly inform the Company of the date of receipt of trade contractor's applications for payment and forward the same to the to the Company. Develop, implement, maintain and oversee a system of quality assurance and quality control as well as prepare "hit-lists"/deficiency lists as necessary and assign resources for completion of the same. Perform QA/QC checklists for all project stages. Take responsibility for the project site, including without limitation, ensuring that: (i) the site, and site storage such as trailers or sea cans are secured during non-operating hours; (ii) all tools are inventoried, maintained and secure stored; (iii) the erosion and sediment control program is properly implemented and functioning; (iv) buildings are properly protected from the elements, including tarping when appropriate, and are locked and secured during non-operating hours; and (v) all materials are stored properly and secured. Hold weekly meetings with the PM and maintain communication with such PM on a daily basis as needed. Coordinate weekly or biweekly meetings with the trades subcontractors. Establish, implement, maintain and oversee health and safety precautions and programs required by put in place at the project site, including without limitation, reviewing all trade contractor's safety programs for compliance, conducting weekly tool box talks, and advising the Company if any trade contractor is failing to meeting safety precautions and programs required by the Company. Keep a daily log available to the Company, the Owner and the Consultant as well as take photographic records of the job progress. Arrange for the issuance of the necessary certificates respecting substantial performance of all work performed by trade contractors. Inform the Company in writing when the work performed by each trade contractor is ready for final review prior to issuance of final certificate for payment. Assist the Company in providing the Owner with post-construction occupancy review. Assist the Company in administering the warranties, correct defects in workmanship and coordinating the same with trade contractors. Assist the Company with hiring personnel and oversee and manage all personnel located on the project site. Perform any other task reasonably required by the Company in connection with the project or projects. Manage the use and maintenance of the Companies equipment including but not limited to the Skid Steer and Excavator. Manage site security including after hours Long hours and/or weekend work may be required at times to maintain project schedule.

Skills & Experience



Has a minimum of 5 years' of Site Superitendent work experience, or similar, with progressive responsibility Has demonstrated experience in the management of earthworks, civil infrastructure, and woodframe residential projects Has experience in reviewing and understanding engineering and architectural drawings/plans Has a proven ability to review and understand contracts Has strong Microsoft 365 skills and Outlook e-mail skills Microsoft Projects software skills an asset Demonstrates strong communication skills -- both written and verbal -- handling every interaction with respect and professionalism Is a people person and team player who thrives on collaboration and building relationships Demonstrates strong analytical and problem-solving skills, along with the ability to exercise good judgment Has exemplary organizational and multi-tasking skills, with the ability to work in a fast-paced environment Exhibits extraordinary time management skills, functioning with a strong understanding of task precedence, anticipating next steps and streamlining processes Is a champion of on site health and safety. Intermediate First Aid required, Embodies flexibility and composure to accommodate last minute changes and unplanned requests as they arise Experience with construction software, such as Procore, Site Docs or Blue Beam, an asset.
