Position Summary
We are seeking a highly organized and experienced
Senior Property Accountant
to join our accounting team. This is a hands-on role responsible for full-cycle accounting for a portfolio of commercial properties. The ideal candidate brings strong technical accounting skills, attention to detail, and a proactive mindset to support financial reporting, budgeting, and property operations. You will work closely with the Controller and cross-functional teams to ensure accurate and timely financial management of our real estate assets.
Key Responsibilities
Full-Cycle Accounting & Reporting
Prepare accurate monthly and quarterly financial statements for a designated portfolio of commercial properties.
Manage all journal entries, accruals, and general ledger maintenance.
Complete monthly bank reconciliations and balance sheet account reconciliations.
Perform variance analysis and provide financial commentary to management.
Accounts Receivable & Payable
Oversee tenant billing, rent roll reconciliations, and collection of receivables.
Monitor and follow up on outstanding tenant balances.
Code, process, and reconcile supplier invoices and payments.
Ensure vendor payments are processed in a timely and accurate manner.
Budgeting & Forecasting
Support the development of annual operating budgets for assigned properties.
Work collaboratively with property management and ownership to analyze expenses and forecasts.
Assist in preparing cash flow projections and tracking actuals versus budget.
Year-End & Compliance
Prepare working papers and assist with the year-end review and audit process.
Support the preparation of HST filings and ensure compliance with tax and accounting regulations.
Ensure financial reporting aligns with company policies and internal controls.
Calculate the annual TMI reconciliation adjustment.
Process Improvements & Team Support
Recommend improvements to accounting processes and systems to enhance efficiency.
Provide guidance to Accounts Payable staff when needed.
Assist in ad-hoc analysis and special projects as directed by the Controller.
Other duties as required.
Qualifications
Diploma or degree in Accounting, Finance, or a related discipline.
Minimum 3 years of property accounting experience, ideally in commercial real estate.
Solid understanding of accounting principles and full-cycle accounting.
Proficiency in Microsoft Excel and familiarity with accounting software; Yardi Breeze is a strong asset.
Strong attention to detail, organizational skills, and ability to manage multiple priorities.
Excellent verbal and written communication skills.
Ability to work independently and collaboratively in a team-oriented environment.
