Job Summary: The Senior Project Manager (General Manager) is a people, service, and strategy champion responsible for the overall monitoring and performance of the rental assets/communities and oversees the financial and operational deliverables. The incumbent will provide guidance, coaching and mentoring to a team of property site staff for the assigned portfolio to achieve operational effectiveness, excellent resident service experience, and meet/exceed asset and budgetary expectations and achieve optimal value for each asset. Key Responsibilities

  • Lead a property site team for the assigned portfolio in managing and driving the leasing, residential operations, resident satisfaction and experience, financial and operational performance.
  • Ensure assigned properties are rented to the fullest capacity and operate based on the established plans.
  • Evaluate performance and staffing levels on a regular basis to ensure teams have the right tools to effectively complete their responsibilities in a timely and professional manner.
  • Facilitate effective communication and connection across their teams through regular touch points, meetings, internal communication tools, training seminars, etc.
  • Conduct site visits on a regular basis to include but not limited to review of curb appeal, status of repairs and capital projects, and overall condition of the properties as owners\xe2\x80\x99 representative.
  • Work with the property team and other internal stakeholders to prepare business plans (including leasing and marketing plan, property management and service plans), annual operating budgets, and long-range capital budgets for each property for submission to executives/ownership for review and approval.
  • Ensure all AR and delinquency issues are resolved quickly and accurately.
  • Oversee and manage regular and ad hoc client/investor reporting. Examples include property status reports, financial and operational reports, leasing reports and capital expenditures.
  • Work with the Asset Management team to develop, launch and monitor the revenue management, pricing, and incentive strategies for the portfolio.
  • Support and drive marketing activities such as reviewing market comparable and economic information, reviewing weekly lead and follow-up reports, and reviewing screening result metrics as an owner representative.
  • Review monthly operating statements to evaluate property performance against the established budget to ensure revenues are optimized and expenses stay within budget, and lead corrective action where needed, balancing budgets without compromising high service standards.
  • Audit leases and ensure accurate and timely records, files and documentation are maintained in accordance with established procedures and property management agreement (PMA) terms are fulfilled.
  • Liaise with the accounting team to ensure accurate accounting and proper procedures are practiced and according to the PMA for each property.
  • Work with the Core Property Operations and Services teams, Community Managers and Leasing and Tenancy Administration teams to plan and execute annual turnovers and move ins.
  • Action resident feedback and contribute to resolving escalated resident complaints; provide performance coaching to staff \xe2\x80\x93 both positive reinforcement and remediation, as needed.
  • Champion resident experience and community engagement through various activities and resident relations.
  • Oversee community communications, ensuring professionalism and consistency in messaging.
  • Plus, any additional duties that may be required and as assigned by Management.
Qualifications Education:
  • Post-secondary degree or diploma in Hotel, Real Estate, Property Management or similar.
  • Completion (in progress) of a Property Management designation (CPM, ARM or RPA) considered to be an asset.
Experience Required:
  • Student housing, high end multi-family and hotel management experience is a must.
  • Experience and ability to lead and inspire teams.
  • Experience developing and monitoring financial forecasts and analysis.
  • Experience using Yardi, Rent Caf\xc3\xa9 and Microsoft Office applications.
  • Minimum of 5-7 years related experience in real estate, property management, or hotel management.
Skills/Abilities:
  • High level of professionalism, diplomacy, courtesy, and attention to detail.
  • Strong organizational, communications, and customer service skills; verbal & written.
  • Ability to work independently as well as in a collaborative team environment.
  • Ability to manage multiple projects and deadlines.
  • Knowledge of current local laws and legislation pertaining to the Residential Tenancies Act, and City By-laws pertaining to Property Standards.
  • A Valid Driver\'s License is required.
