We are currently seeking a Senior Project Accountant to join our Accounting Team. Based in Kelowna, BC, this position reports to the Finance Controller plays a critical role in managing the financial health of Troika's development and construction projects from inception to completion. This role provides full-cycle project accounting, integrates financial data between ERP and project management software, and ensures accurate job cost tracking to support decision-making and operational efficiency.

Acting as the financial partner to Project Managers and Development Managers, the Senior Project Accountant oversees budget management, contract compliance, subcontractor payment processing, and project reporting--ensuring our projects are delivered on time, on budget, and in alignment with Troika's financial and operational goals.

Key Responsibilities



Project & Job Cost Accounting



Manage project accounting for development and construction projects. Ensure accuracy and integrity of the job cost journal, including correct coding of construction and development costs. Conduct monthly job cost reporting and variance analysis for project costs; collaborate with Project Managers and Development Managers to reconcile budgets and changes. Review accounts payable invoices related to projects, ensuring that billing matches subcontracts and POs. Ensuring triple quotation compliance and conducting a PO sample check before syncing to ERP. Oversee subcontract purchase orders (POs) and change orders to ensure budget compliance. Collaborate with the Financial Controller to prepare project invoicing and oversee the accounts receivable process for projects.

Budget & Financial Management



Collaborate with Project Managers and Development Managers to prepare, monitor, and manage project budgets. Track and forecast project cash flow needs, coordinating funding schedules. Provide monthly budget-to-actual variance analysis and recommend corrective actions as needed. Prepare Monthly progress draws for lenders various stakeholders. Assist Project Managers and Development Managers in preparing monthly internal and external reporting packages. Support year-end audit processes, including the preparation annual financial statements, and liaise with auditors as required.

System Integration & Process Improvement



Oversee integration between ERP systems (Sage, Yardi) and project management software (Procore), ensuring budgets and financial data are regularly reconciled. Suggest and implement process improvements to enhance efficiency, accuracy, and reporting capabilities. Regularly review and reconcile project data between the construction project management tool and the accounting system to ensure consistency and accuracy. Identify and resolve discrepancies promptly, collaborating with project managers and finance teams to maintain up-to-date financial records. Provide training and support to project teams on proper data entry and project cost tracking within the project management tool to ensure ongoing data integrity.

Reporting & Analysis



Collaboration & Mentorship



Coordinate with Development, Construction, Property, and Leasing departments to gather accurate project data. Partner with the wider Finance team to provide reports and respond to ad hoc requests. Provide mentorship and guidance to junior accounting staff.

Qualifications



Education & Experience



Undergraduate degree in Accounting, Finance, or equivalent combination of education and experience. CPA designation and construction industry experience strongly preferred. Minimum 5+ years of relevant project accounting experience. Previous supervisory experience is an asset. Experience using Sage, Procore, and Yardi preferred.

Skills & Competencies



In-depth understanding of project accounting, project management, and construction delivery formats. Strong technical knowledge of ERP systems, project management software, and accounting integrations. Advanced proficiency in Microsoft Excel and financial analysis tools. Exceptional attention to detail, accuracy, and organizational skills. Strong communication and interpersonal skills, with the ability to work collaboratively across departments. Proven ability to manage multiple priorities and meet tight deadlines.

Key Performance Indicators (KPIs)



Accuracy and timeliness of job cost reporting and budget reconciliations. Efficiency and integrity of ERP-Procore integration and data flow. Timely and compliant subcontractor and vendor payments. On-time delivery of stakeholder reporting and progress draws. Effectiveness in identifying and implementing process improvements.

Compensation:



Salary Range: $80,000 - $105,000 per year, commensurate with experience.
