What you'll be doing

General

  • Supervise, coach and mentor a team of income producing property accountants while working cross-functionally with asset management, leasing, finance and acquisitions.
  • Develop a very strong understanding of a diverse set of income properties from an accounting and operational perspective, and have the ability to communicate key issues with senior management
  • Review monthly property financials and perform full cycle IPP accounting for allocated properties
  • Review financial results to provide senior management with key insights on property performance, cash flow availability/requirements and budgetary changes
  • Assist with IPP audit coordination and liaise with auditors
Cash Management
  • Prepare and review annual property level cash forecasts, including recommended quarterly distributions and funding requirements
  • Monitor property level monthly working capital, making necessary adjustments to cash forecasts
  • Prepare distributions and funding requests
Budgets/Forecasts
  • In conjunction with asset management and leasing, prepare and review annual property budgets and quarterly forecasts
  • Review and distribute annual CAM/Tax letters to tenants and prepare required annual reconciliations
Process and Other
  • Support financial systems improvement initiatives including IPP ERP systems conversions
  • Challenge existing processes to enhance efficiency and automation
  • Prepare and review technical accounting analysis, including purchase price allocations for new acquisitions, Development to IPP conversion analysis and annual impairment reviews
  • Ad hoc projects as required
You have
  • A CPA (CGA, CMA or CA) designation and 7+ years of accounting experience in a large organization
  • At least 5 years of supervisory experience
  • Real Estate Industry experience, specifically with income properties with large and small commercial retail tenants
You also have:
  • Proven ability to work effectively within a fast-paced environment with tight closing deadlines and meet internal and external reporting deliverables
  • Exceptional interpersonal, oral and written communication skills
  • A willingness to learn, great time management skills, and a high degree of energy and work ethic
  • Experience with property management and leasing software, such as Argus, Dynamics AX, Yardi, etc.
  • Experience with Accounting system conversion/implementation and strong technical and Excel skills
  • The ability to work in a team environment, wear multiple hats, and be accountable to different project team leaders
  • A strong understanding of financial statement and business risks and the appropriate controls required to mitigate risks
  • The ability to understand, document, and communicate business and accounting processes to various stakeholders, both accounting and operational
