The company manages approximately 17 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland. We are looking for a Senior Leasing Manager to join our team! Primary Purpose The Senior Leasing Manager assists the Senior Vice President, Leasing in the full leasing process for a portfolio of office, industrial and/or retail buildings. With guidance from the Senior Vice President, Leasing, this position will assist the Senior Vice President, Leasing in preparing proposals, developing annual leasing budgets and plans, negotiating with tenants and landlords to meet or exceed budget targets, drafting and coordinating lease documentation execution, and coordinating with appropriate team members internally on leasing updates. In addition, the Senior Leasing Manager will be assigned a portfolio to manage the full leasing process from proposals, negotiations of offers and leases successful completion of the transaction. The Senior Leasing Manager will also be expected to provide some market research and financial analysis as required. This role is expected to play a significant role in developing owner and tenant relations. The Senior Leasing Manager reports to the Senior Vice President, Leasing. Specific Responsibilities The responsibilities of this position will include, but not be limited to, the following: Team and Stakeholder Management
Develop and maintain strong owner and tenant relationships by demonstrating professional, effective and proactive, timely responses in all business matters
Collaborate with all internal members of the WPM team including leasing coordinators, marketing, property management and accounting departments to ensure a timely processing of a lease deal
Lease Management
Assist the SVP, Leasing to coordinate and provide recommendations to owners for annual lease budgeting assumptions, complete market and financial analysis to provide data-driven recommendations, and drafting proposals and other lease documentation as required
Negotiate lease terms between prospective or current tenants and the owners by drafting and providing proposals and offers
Prepare, review, and amend leases and related administration such as drafting of offers to lease, renewals, lease abstracts, addendums and surrenders
Prepare lease related correspondences and corresponding with the related parties to have them executed in a timely manner
Prepare lease documentation abstracts
Oversee the Leasing Coordinator position on preparing marketing materials and lease budgeting
Assists brokers and property managers with responding to requests for proposals and preparing letters of intent
Liaise with legal counsel for any lease requirements
Prepare Net Effective Rent (NER) analysis on each transaction (software provided by WPM)
Coordinate and prepare credit checks and property searches in a timely manner
Coordinate the documentation of all lease deals by keeping a record and tracking the progress
Informs relevant property management and accounting teams with any leasing updates, offers, and deals. This includes upcoming move outs, new tenants, and renewals with related lease obligations.
Contribute to monthly leasing reports
Maintain accurate leasing files and documentation
Qualifications To be successful in the Senior Leasing Manager position, an individual must be committed to developing, maintaining and demonstrating the following: Education and Experience
Degree or diploma in a related field, with a preference for a paralegal, commerce or business-related major
Minimum five (5) years\xe2\x80\x99 experience in real estate lease administration, paralegal experience would be an asset
Real Estate Council of BC (RECBC) Trading License is required
Comprehensive knowledge of the Real Estate Leasing Industry and contract management process required
Fluent in English, both written and verbal. Fluency in another language an asset.
Intermediate computer skills, particularly in Microsoft Office applications (Microsoft Outlook, Excel and Word)
Experience and working knowledge of Yardi Voyager an asset
An established track record of excellent customer service
