Ensures all activities are conducted in compliance with governing regulations, internal policies and procedures. The Senior Designer will execute and oversee the design of new concept branches, renovations, relocations, consolidations, and downsized branches, including layouts, 3D development, signage, and exterior fa\xc3\xa7ade design. Working with external architectural consultants, the Senior Designer is responsible for the quality of the executed projects.Responsible for the design development phase in preparing an outline specification which describes the proposed materials and construction systems in general terms and provides basic information on appearance, texture, operating and performance criteria, etc.; they express intention and inform the specifications which will be developed in the next phase of construction documents. Accountable for the review of the consultant\'s performance in maintaining the standards and quality of construction; provide guidance to the contractor by interpreting the BNS standards, recommending solutions to meet budget and design intent, answering questions verbally and, when required, issuing necessary documentation, including supplemental instructions and proposed changes, in order to allow the progress of work on site.Accountabilities

  • Create viable and effective designs that meet the needs of client groups and the requirements of Bank standards by:
  • using \xe2\x80\x9cdesign thinking\xe2\x80\x9d methodologies, client feedback and metrics, continuously adapt and improve overall customer branch experience;
  • researching and commencing initial plans for the requirements of the Bank\'s business objectives, staffing projections, and developer and landlord criteria;
  • checking and coordinating working drawings and specifications of all architectural, structural, mechanical and electrical consultants to ensure compliance with Bank requirements and standards;
  • communicating and negotiating with local building departments to ensure that all feasibility studies and actual construction work is in compliance with all legal requirements such as building codes and bylaws regarding parking requirements, zoning, setbacks, etc.;
  • participating in strategy to examine all reasonable solutions to premises-related problems such as the challenges of downsizing, extensions, expansions, leasing vs. owned space, etc., through the medium of graphic display.
  • The Senior Designer shall:
o collaborate with Senior Project Managers, and Senior Leasing Managers, and Signage Project Manager to complete all Canadian retail projects.
o coordinate with Security and Investigation, Marketing, Branding, Operations, and all Bank stakeholders to obtain approvals
o work with local consultants to assist in preparation of Contract Documents and provide support during contract administration phase
o shall delegate design tasks and provide support for Junior-level Design Team members
o voice his/her opinion and present design ideas, concepts and decisions internally and to clients, helping clients reframe their original thinking when needed.
  • Maximize the cost-effective and timely construction/renovation of design projects for Bank branches:
  • reviewing drawings, preparing specifications, etc., for each project produced internally and by contractors and consultants to ensure that they are accurate relative to the Bank\'s defined scope of work, satisfy Bank standards and are coordinated with Bank counter fittings, signage, on-line systems and FF&E requirements;
  • analyzing and approving notices of change, change orders and shop drawings from consultants and other contractors.
  • Organize and maintain critical records by:
  • maintaining the standard filing system for drawings, specifications, shop drawings, as-built drawings, notices of change, and office copies of communications from outside consultants.
  • Provide ad-hoc support as required to Department Management by researching, developing, preparing recommendations, and carrying out special projects as assigned by the Vice- President and/or the Global Design Director.
  • Create detailed interior design drawings and specifications based on the final layout by:
  • selecting appropriate casework and furnishings based on Bank standards (carpet, blinds, workstation furniture, public space furniture and lunchroom furniture) and client/branch needs;
  • researching and selecting replacement furnishing and/or finishes as required;
  • locating appropriate marketing materials within the branches.
  • Obtain prompt Senior Management authorization of plans by:
  • preparing and presenting proposed design at Design Review;
  • preparing and presenting different options for Feasibility studies with Senior Leasing Managers
  • preparing presentation drawings of projects for management approval;
  • maintaining the Bank\'s standards and image in all graphics presentations, for both domestic and international premises;
  • issuing sets of final drawings to all concerned parties for approval and forwarding complete approved sets of drawings to Shared Services, Security & Investigation.
  • Provide a quality control check on execution of drawings during the construction phase by:
  • providing prompt service in the event of questions, problems, or issues arising from architects, contractors, or Senior Project Mangers during construction.
  • Providing research, support and recommendations to the department management in the research, development and execution of special projects as assigned by the Vice President, Corporate Premises and/or the Global Design Director
  • The Senior Designer will work closely with the other members of the Canadian Retail design team to ensure enterprise brand consistency.
  • Additional specialties to assist the team may include: Building Code, Accessibility, Sustainability Representative, 3D Rendering/Presentation drawings Representative, etc.
  • Understand how the Bank\'s risk appetite and risk culture should be considered in day-to-day activities and decisions.
  • Actively pursues effective and efficient operations of his/her respective areas, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational risk, regulatory compliance risk, AML/ATF risk and conduct risk, including but not limited to responsibilities under the Operational Risk Management Framework, Regulatory Compliance Risk Management Framework, AML/ATF Global Handbook and the Guidelines for Business Conduct.

Qualifications
  • Degree in architecture from a recognized university and registered architect or intern architect with ability to be registered within one year is desirable.
  • 5-7 years of retail design experience is desired.
  • 10-15 years of design experience is desired.
