Construction Project Manager (Independent Contractor)
to support and oversee renovation and construction projects. This role blends hands-on site management with operational coordination, ensuring projects stay on schedule, within budget, and meet quality standards. The ideal candidate has prior experience in construction or a related field, excels at problem-solving, and is comfortable working as a subcontractor.
Key Responsibilities
Coordinate daily with the office team on project logistics, equipment needs, and vendor scheduling.
Conduct regular site visits to supervise trades, subcontractors, and suppliers.
Monitor contractor performance and escalate any issues or delays promptly.
Take accurate on-site measurements (e.g., kitchen countertops, doors, shelving) as required.
Conduct walkthroughs, inspections, and quality checks, ensuring all deficiencies are addressed.
Maintain project tracking systems and documentation (e.g., Connecteam) with precise updates.
Capture proper inspection photos, including unit numbers and before/after conditions.
Assist in resolving on-site issues, disputes, or delays with a hands-on, solutions-oriented approach.
Provide support with minor corrections or urgent tasks as needed.
Maintain clear communication with resident managers and office staff to provide timely updates.
Qualifications & Skills
Previous experience in construction, renovation, or related project management roles is
required
.
Comfortable working as an independent contractor and able to invoice for services.
Strong understanding of project scheduling, inspections, vendor coordination, and renovation workflows.
Familiarity with construction drawings, particularly kitchen layouts.
Physical ability to lift, bend, and perform on-site tasks as necessary.
Strong communication, problem-solving, and leadership skills.
Proficiency with Microsoft Office (Outlook, Excel, Word).
Own basic tools and capable of completing minor on-site corrections.
Able to work efficiently in a fast-paced, deadline-driven environment.
