Position Overview:



We seek a results-driven and experienced

Security Manager

to lead all security operations and life safety functions across a portfolio of five medium-sized, Class A commercial properties. While only one of these buildings is currently staffed with on-site security personnel, the Security Manager is accountable for maintaining and strengthening the overall safety, security, and emergency preparedness framework across all locations.

This role requires site presence, strategic planning, vendor oversight, and technical expertise in access control and surveillance systems. The Security Manager serves as a key liaison between property management, tenants, contractors, and service providers, ensuring a consistent and professional security standard is maintained at each site.

Key Responsibilities:



1. Security Oversight & Risk Management



Conduct routine and ad hoc site inspections across all five properties to assess vulnerabilities, identify operational gaps, and implement necessary improvements. Develop and enforce tailored site-specific Standard Operating Procedures (SOPs) and post orders in line with occupancy profiles and security needs. Supervise and support on-site security personnel at the staffed location, ensuring compliance with duties, appearance standards, and incident protocols. Monitor tenant activity, building occupancy levels, and external threats to inform proactive risk mitigation strategies.

2. Surveillance, Access Control & Technology



Manage, maintain, and troubleshoot electronic security infrastructure, including CCTV systems, access control platforms, intrusion alarms, and emergency communication systems. Coordinate with vendors and IT support teams to ensure optimal system functionality and resolve technical issues promptly. Regularly review surveillance footage and access logs to detect anomalies or investigate security-related concerns.

3. Incident Response & Emergency Management



Serve as the primary escalation contact for all security incidents and life safety emergencies across the portfolio. Lead investigations, prepare detailed incident reports, and implement corrective actions or procedural adjustments. Develop and deliver emergency response protocols and coordinate fire drills, evacuation plans, and incident simulations.

4. Contractor & Vendor Management



Liaise with contract security providers, fire and life safety vendors, and system integrators to ensure high-quality service delivery. Monitor contractual obligations and performance against Service Level Agreements (SLAs). Recommend vendor improvements or changes where required in compliance with site operational safety.

5. Compliance & Safety Programs



Ensure compliance with all local and provincial laws, fire codes, occupational safety standards, and insurance requirements. Maintain accurate records of inspections, drills, certifications, system maintenance logs, and any remediation actions. Facilitate safety orientation or awareness training for property staff and tenants, ensuring readiness for emergencies.

6. Site Coverage, Time & Administrative Management



Maintain a visible and active presence across all properties, balancing routine inspections with operational demands. Be available after hours and on weekends in response to urgent matters or emergencies. Maintain accurate reports of daily site activity, patrol logs, visit summaries, corrective measures, and tenant interactions. Provide weekly and monthly security summary reports to management with insights, updates, and recommendations.

Qualifications:



Minimum 5-7 years of progressive experience in commercial real estate security, facility protection, or law enforcement. Proven track record of managing multi-site operations and directing third-party service providers or internal teams. Strong working knowledge of access control platforms, CCTV systems, alarm monitoring, and building automation systems. Demonstrated expertise in incident command, emergency preparedness, and life safety code compliance. Valid provincial security license (as applicable). Valid driver's license and access to reliable transportation.

Preferred Qualifications:



Post-secondary education in Security Management, Criminal Justice, Emergency Management, or related discipline. Background in military, police services, or private security leadership. Certifications in First Aid/CPR, WHMIS, Fire Safety Planning, or ICS (Incident Command System). Proficiency in Microsoft Office, incident management platforms, and access control software (e.g., Lenel, S2, Genetec).

Working Conditions:



Travel between buildings required daily or as needed. Must be available for emergencies outside standard business hours. Occasional exposure to outdoor environments and mechanical spaces during inspections.
Job Type: Full-time

Pay: $25.00-$27.00 per hour
