We are currently seeking a
Sales & Leasing Manager
to join our
Team.
Troika Management Corp. is seeking a dynamic and experienced Sales & Leasing Manager based in Kelowna BC. The Sales & Leasing Manager is a blended role that will manage the day-to-day selling of "For Market Product" or Leasing of Income Producing Properties and is the first point of contact for all prospective clients. Reporting to the CEO, duties will include leading all sales/leasing processes, new and ongoing clients' relationships building, developing budgets, regular reporting, and engagement with leasing brokers and service providers.?Travel will be required to the assigned properties to effectively manage relationships in order to negotiate and close on deals.
Key Responsibilities:
1.
Sales Management:
Design and implement a strategic sales plan that achieves the investment strategy and financial performance of the organization, including the expansion of the company's customer base.
Lead the sales process from sales plan development to turnover.
Present and communicate sales, revenue reports and realistic forecasts to the management team.
Maintain sales volume, product mix, and selling price by keeping current with supply and demand, changing trends, economic indicators, and competitors.
Establish and adjust selling prices by monitoring costs, competition, supply and demand.
Manage recruitment, objective setting, coaching/mentoring, and performance monitoring of sales staff both internally and externally as required.
Build and promote strong and long-lasting customer relationships by partnering and understanding their needs.
Participate and collaborate in the early stages of the development process of a project.by providing input derived from market analysis.
Build and promote strong networking channels and attend related conferences.
Prepare, present, and execute on quarterly sales forecast/budget, adjust as necessary.
Assist in the acquisition process by preparing market overviews and reports of anticipated sale price.
2.
Leasing Management:
Manage all aspects of the day-to-day leasing and tenant engagement by liaising with teams in areas such as marketing, accounting, property management, and asset management.
Responsible for promoting and advertising available properties.
Negotiate new and renewal lease deals with a focus on maximizing leasing terms and conditions.
Liaise with third party listing brokers, tenant representatives and other stakeholders to maximize the exposure and marketability of the leasing opportunities.
Perform market research including trends, leasing rates, and forecasting to ensure that our available properties offer competitive rates to prospective tenants.
Establish annual leasing budgets for the assigned properties including lease commencement, rate, commission, and tenant improvement forecasts.
Interpret proformas and NER's to understand the economics of leases and assess the financial strength and projected return on investment of a particular deal or potential development.
Act as primary and ongoing contact for tenants, their consultants, and other representatives during the initial lease up stage.
Complete monthly reporting requirements as required.
Build and promote strong, long lasting customer relationships by partnering and understanding their needs.
Build and promote strong networking channels and attend related conferences.
Prepare, present, and execute on quarterly leasing forecast/budget, adjust as necessary.
Assist in the acquisition process by preparing market overviews and reports of anticipated lease rates and deal characteristics.

Qualifications:
A university bachelor's or associate degree, preferably in Business, Commerce or Real Estate.
Minimum five (5) years' experience in real estate sales, managing retail or commercial properties.
Good understanding of Lease and Offer to Lease documents.
Deep understanding of CRM systems and best practices.
Committed to continuous education: Real Estate license (ability or desire to obtain).
The ideal candidate will be able to take the initiative and work independently as well as in a team environment.

Pay: $80,000.00-$105,000.00 per year
