Position Overview



The Regional Operations Manager is responsible for overseeing the operational performance, maintenance, and financial health of a regional portfolio of commercial properties. This leadership role ensures that all assets are managed efficiently, tenant satisfaction remains high, and company standards are met across all locations. The position involves supervising property teams, implementing operational strategies, managing budgets, and supporting capital projects to drive performance and value creation.

Key Responsibilities



Oversee day-to-day operations of a portfolio of commercial properties within the assigned region.

Ensure that all properties are managed in alignment with company policies, safety standards, and operational objectives.

Monitor building performance, maintenance programs, and service quality.

Conduct regular site visits to ensure compliance and identify opportunities for improvement.

Lead, mentor, and support Property Managers and Administrators within the region.

Oversee the preparation and management of annual operating and capital budgets for all regional assets.

Analyze financial reports and variances to ensure portfolio profitability.

Support lease administration, rent collection, and tenant billing oversight.

Build and maintain strong relationships with tenants, ensuring high levels of satisfaction and retention.

Address escalated tenant concerns in a timely and professional manner.

Collaborate with leasing teams to support tenant renewals, expansions, and relocations.

Negotiate and oversee contracts for property services, maintenance, and capital improvements.

Coordinate and oversee capital improvement projects across the portfolio.

Identify and implement sustainability initiatives that improve energy efficiency and reduce operating costs.

Prepare regular performance reports for senior management.

Ensure all properties comply with health and safety, environmental, and regulatory standards.

Maintain accurate and up-to-date operational and financial documentation.

Qualifications



University degree in Business, Real Estate, or a related field.

Minimum 7-10 years of progressive experience in commercial property management or operations, with at least 3 years in a regional or multi-site leadership role.

Strong understanding of property operations, maintenance, budgeting, and financial analysis.

Proven experience managing teams and multiple assets simultaneously.

Excellent communication, leadership, and organizational skills.

Proficiency with property management systems (e.g., Yardi, MRI, Angus, or similar) and Microsoft Office Suite.

BOMA, CPM, or RPA designation considered an asset.

Le gestionnaire regional des operations est responsable de la performance operationnelle, de l'entretien et de la sante financiere d'un portefeuille regional de proprietes commerciales. Ce role de leadership veille a ce que tous les actifs soient geres efficacement, que la satisfaction des locataires demeure elevee et que les normes de l'entreprise soient respectees dans l'ensemble des emplacements. Le poste comprend la supervision des equipes immobilieres, la mise en oeuvre de strategies operationnelles, la gestion des budgets et le soutien des projets d'immobilisations afin de stimuler la performance et la creation de valeur.

Responsabilites principals



Superviser les operations quotidiennes d'un portefeuille de proprietes commerciales dans la region assignee.

Veiller a ce que toutes les proprietes soient gerees conformement aux politiques, aux normes de securite et aux objectifs operationnels de l'entreprise.

Surveiller la performance des batiments, les programmes d'entretien et la qualite des services.

Effectuer des visites regulieres sur les sites afin d'assurer la conformite et d'identifier les occasions d'amelioration.

Diriger, encadrer et soutenir les gestionnaires immobiliers et les administrateurs au sein de la region.

Superviser la preparation et la gestion des budgets d'exploitation et d'immobilisations annuels pour l'ensemble des actifs regionaux.

Analyser les rapports financiers et les ecarts afin d'assurer la rentabilite du portefeuille.

Appuyer l'administration des baux, la perception des loyers et la supervision de la facturation des locataires.

Etablir et maintenir de solides relations avec les locataires afin d'assurer un haut niveau de satisfaction et de retention.

Regler rapidement et professionnellement les preoccupations des locataires.

Collaborer avec les equipes de location pour soutenir les renouvellements, expansions et relocalisations de locataires.

Negocier et superviser les contrats de services, d'entretien et d'ameliorations majeures.

Coordonner et superviser les projets d'amelioration des immobilisations a travers le portefeuille.

Identifier et mettre en oeuvre des initiatives de durabilite visant a ameliorer l'efficacite energetique et a reduire les couts d'exploitation.

Preparer des rapports reguliers sur la performance a l'intention de la haute direction.

Veiller a ce que toutes les proprietes respectent les normes de sante et securite, environnementales et reglementaires.

Maintenir une documentation operationnelle et financiere exacte et a jour.

Qualifications



Baccalaureat en administration des affaires, immobilier, ingenierie ou dans un domaine connexe.

De 7 a 10 ans d'experience progressive en gestion ou exploitation immobiliere commerciale, dont au moins 3 ans dans un role de leadership regional ou multi-sites.

Solide comprehension des operations immobilieres, de l'entretien, de la budgetisation et de l'analyse financiere.

Experience demontree dans la gestion d'equipes et de multiples actifs simultanement.

Excellentes aptitudes en communication, en leadership et en organisation.

Maitrise des systemes de gestion immobiliere (p. ex. Yardi, MRI, Angus ou equivalent) et de la suite Microsoft Office.

Une designation professionnelle BOMA, CPM ou RPA constitue un atout.
