Position: Property Manager

JOB SUMMARY
The Property Manager is responsible for all aspects of the management of Toro Group\'s Property Portfolio. They report directly to the Senior Vice-President at Toro Aluminum and works closely with senior management as well the purchasing and accounting departments, outside vendors and tenants.

MAJOR RESPONSIBILITIES/ACCOUNTABILITIES
Management/Supervision/Leadership
\xc2\xb7 Oversee all internal or 3rd party service or trades ensuring work is completed to standards and on time.
Health and Safety
\xc2\xb7 Identify and address all safety issues, through regular inspection and regular maintenance.
\xc2\xb7 Ensure all 3rd party trades or internal service technicians perform work in a safe manner.
Financial and/or Budget:
\xc2\xb7 Accomplishes financial objectives by collecting rents, facilitating approval process for bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action
Technical/Function
\xc2\xb7 Maintains all property records, actions, etc. in the Yardi system
Internal/External Customer Service
\xc2\xb7 Address tenant questions, complaints, violations, and problems
Administration
\xc2\xb7 Oversee, maintain, and inspect all designated buildings and properties
\xc2\xb7 Property Acquisitions & Leases - administrative communication with ownership, vendors, real estate brokers and agents, insurance, legal and accounting
\xc2\xb7 Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and completing repairs, planning renovations, contracting with landscaping and snow removal services
\xc2\xb7 Tenants (3rd party) - legal processes for screening a tenant, initiating, and terminating leases, handling security deposits, rent collection, renewals, safety compliance, customer service, repairs & maintenance, complying with all relevant laws, codes, and company policies
\xc2\xb7 Other duties as required
EDUCATION AND QUALIFICATIONS
\xc2\xb7 CPM - Certified Property Manager designation
\xc2\xb7 Bachelor\'s degree or equivalent experience preferred
EXPERIENCE
\xc2\xb7 10 - 15 years\' experience in property management
\xc2\xb7 5-10 years\' management experience a plus
\xc2\xb7 Experience working as a Property Manager in a private company whose primary business is NOT property management
SKILLS
\xc2\xb7 Intermediate experience with Yardi Breeze property management software is a must
\xc2\xb7 Exceptional interpersonal and Customer Service skills, especially the ability to leverage knowledge and experience to influence and attain desired outcomes
\xc2\xb7 Working knowledge of property regulations
\xc2\xb7 Professionalism, common sense and good judgement
\xc2\xb7 Act at all times with discretion, confidentiality, diplomacy and strong listening skills
\xc2\xb7 Excellent oral and written communication skills
\xc2\xb7 High level of organization and attention to detail
\xc2\xb7 Proficiency in Microsoft Office
