Background
Hiyam Housing Society is an incorporated non-profit Society, newly formed by the Squamish Nation Council as part of its strategic priority to house every Squamish member within a generation. Our mandate is to provide and build affordable housing for low-to-moderate income families with a priority to People with disabilities, LGBTQ2+ (Two-spirited), and people dealing with mental health and addiction issues. Hiyam Housing Society provides both independent and supportive housing.

General Purpose
The Property Manager is responsible for delivering exceptional service to tenants and stakeholders, ensuring high standards of satisfaction and fostering positive relationships. This role involves overseeing all aspects of property management, including tenant relations, financial oversight, legal compliance, team leadership, and property maintenance.
The Property Manager works to create safe, harmonious, and well-maintained living environments by promoting community-centered management practices and financial sustainability. Key responsibilities include collaborating with internal departments, stakeholders, and community organizations to align on operational goals and continuously improve property services. The Property Manager ensures compliance with relevant laws and regulations, maintains accurate financial records, and provides effective leadership to site staff and teams. This role requires a commitment to ethical conduct, accountability, and the creation of an inclusive work culture.
Key Responsibilities and Duties
Service Quality & Tenant Relations:
? Consistently deliver exceptional service to tenants and stakeholders, ensuring a high standard of satisfaction.
? Oversee the tenant screening process, including reference checks, income verification, and employment confirmation, to ensure compliance with housing criteria.
? Conduct annual tenant income verification to ensure ongoing eligibility and determine rent levels.
? Address and resolve tenant disputes promptly, maintaining a positive and professional relationship with all residents.
? Conduct property viewings and interact with prospective tenants to facilitate vacancy fills in a timely manner.
? Implement and enforce property policies, tenancy agreements, and associated documentation in accordance with legal standards.
? Participate in an after-hours on-call roster to ensure timely response to urgent tenant and facility issues.
Financial Management & Budget Oversight:
? Develop, manage, and monitor property budgets, conducting thorough analysis to ensure financial efficiency and sustainability.
? Partner with Accounting Department to ensure fair and transparent rent collection practices, promoting financial sustainability while being mindful of the diverse needs of tenants. Work together to find supportive solutions for those in arrears or facing financial challenges, fostering a community-centered approach.
? Maintain detailed and accurate financial records, tracking all income, expenses, maintenance costs, lease agreements, and insurance claims.
Leadership & Team Development:
? Provide strong leadership and guidance to site staff and other team members, fostering a collaborative and high-performance work environment.
? Design and implement training programs to onboard new staff and educate tenants on property policies and expectations.
Legal Compliance & Regulatory Adherence:
? Ensure full compliance with all relevant landlord-tenant laws, including tenant screening processes, security deposit management, lease terminations, and eviction procedures.
? Uphold safety and habitability standards, ensuring all properties meet or exceed legal requirements for health and safety.
? Represent the landlord at Residential Tenancy Branch hearings and arbitrations.
Property Maintenance & Upkeep:
? Collaborate with Building Service Workers to ensure the property is consistently maintained, including landscaping, pest control, waste management, and general upkeep.
? Partner with Maintenance Department for repairs and maintenance, work orders and coordinating reserve funds.
? Collaborate with Maintenance Department to conduct as-needed property inspections to ensure the continued integrity and functionality of all units.
Record Keeping & Reporting:
? Maintain meticulous and organized records of property operations, including income and expense reports, maintenance logs, lease agreements, tenancy files, tenant communications, and insurance documentation.
? Provide regular, comprehensive reports to senior management on the financial performance and operational status of the property.
Collaboration with Stakeholders:
? Work collaboratively with the Squamish Nation Departments, Hiyam Housing Board, and other key stakeholders to ensure alignment on operational and community objectives.
? Assist with the establishment and operational setup of new buildings as needed, ensuring a smooth transition and efficient management.
Security & Tenant Dispute Resolution:
? Proactively manage and resolve any security concerns or tenant disputes, ensuring a safe and harmonious living environment for all residents.
Qualifications and Skills
? Minimum 5 years managing a portfolio consisting of , rental properties.
? Working knowledge of Residential Tenancy Agreements and . Familiarity with Commercial and other Management Agreements an asset.
? Demonstrating a high level of professionalism and ethical conduct, building positive relationships with a diverse range of people.
? Ability to communicate clearly and concisely in both verbal and written forms.
? Strong aptitude for problem solving, accountability, planning, and prioritizing.
? Displaying strong track record of success in dealing with property operations, working alongside a multi-disciplinary team, and balancing multiple scopes concurrently.
? Familiarity with the Residential Tenancy Act and experience representing the Landlord at Residential Tenancy Branch hearings and arbitrations.
? Ability to deal with non-routine situations in a calm yet decisive manner.
? Capacity to work in a self-directed manner, to take initiative and be flexible.
? Comfortable working with a vulnerable at-risk population.
? Ability to maintain confidentiality of all matters related to staff, participants and the agency.
? Establish a positive working relationship with others both internally, externally and in a team environment.
? Ability to communicate effectively, both written and oral, with co-workers, community agencies, funders, CEO and the Board of Directors to support a strong culture of collaboration and accountability.
Education and Experience
? Completion of bachelor's degree, preferably Bachelor of Commerce, Real Estate (or Urban Land)
? Completion of Property Management diploma or certificate program.
? Previous experience with property management in the non-profit social housing sector. Experience with supported housing programs is preferred.
? Excellent computer skills with experience in accounting software (Simply Accounting and Microsoft Office, Excel, Word).
? Experience working in First Nations environment is an asset.
Salary and Benefits
As well as a competitive base salary dependent on the number of years of experience, we also offer corporate benefits.
