Property Manager Residential and Commercial Real Estate







THE OPPORTUNITY





Reporting to the COO, the Property Manager supports the day-to-day operations of a mixed commercial and residential portfolio, specifically WestWalk DDO and 7300 CDL. Responsibilities include tenant relations, lease management, maintenance coordination, and oversight of security, janitorial, landscaping, and seasonal services. The role also involves showing available units, negotiating leases, and collecting rent. Based at the head office, this position requires frequent site visits to ensure operational excellence and tenant satisfaction, while also managing a small on-site team.

RESPONSABILITIES



Lead and oversee the residential on-premises operations team, managing maintenance, security, janitorial staff, and external contractors to ensure smooth day-to-day operations. Deliver outstanding tenant service, acting as a liaison for inquiries and concerns while resolving issues promptly and professionally with the leasing coordinator. Generate and track work orders, ensuring timely issue resolution and transparent communication with tenants. Conduct regular property inspections to ensure lease compliance, maintenance standards, and safety protocols. Supervise and coordinate vendor performance, ensuring cost-effective and contract-compliant services across all building functions. Maintain up-to-date lease files and property records, ensuring compliance with internal policies and external audit requirements. Support leasing efforts by identifying prospective tenants, showcasing available spaces, assisting in negotiations, and coordinating lease execution. Manage tenant move-ins and move-outs, ensuring a seamless onboarding experience and clear communication throughout the transition. Implement and manage a preventative maintenance program using data-driven insights and scheduling tools to minimize downtime and extend asset lifespan. Prepare monthly building performance reports, analyzing operational metrics, tenant feedback, and budget alignment to inform ongoing improvements.



COMPETENCIES & APTITUDES




5+ years of experience in commercial and residential property management, with a strong understanding of lease administration, rent escalations, and legal compliance. Strong knowledge of HVAC, fire life safety (FLS) systems, and building infrastructure, with the ability to manage both preventative and corrective maintenance programs Proficient in property management software, including Yardi, with a focus on operational efficiency and tenant engagement Bilingual in English and French (spoken and written), with strong written and verbal communication skills in both languages*
Excellent interpersonal and conflict resolution skills, with a tenant-focused approach to service and communication Self-motivated and collaborative team player, capable of working independently under pressure and contributing effectively within cross-functional teams
