The Role:


We are seeking a hands-on, results-driven property manager to oversee the day-to-day operations of our portfolio. You'll be responsible for leading a small team and

balancing office work

(coordination, communication, and documentation)

with

light fieldwork

(property inspections, key exchanges, and occasional errands) to ensure nothing slips through the cracks. This is a role for someone who thrives in a dynamic environment, enjoys variety in their day, and takes ownership of delivering excellent results.

Key Responsibilities:



Team Leadership:

Oversee and support a team of three, ensuring priorities are set, progress is monitored, and performance feedback is provided regularly.

Transaction Coordination:

Manage client onboarding/offboarding, lease assignments/subleases, and parking/locker agreements, ensuring all documentation and processes are completed accurately.

Maintenance Oversight:

Coordinate day-to-day maintenance operations, including repairs, turnovers, seasonal contracts, and property inspections (with maintenance coordinator support).

Vendor & Contractor Management:

Source and manage relationships with vendors and contractors to secure quality, cost-effective services.

Financial Administration:

Oversee rent payments, invoicing, reconciliations, and recurring expense setups, ensuring timely and accurate reporting (with bookkeeper support).

Operations & Systems:

Maintain property management software, databases, manuals, and performance tracking to streamline workflows and improve efficiency.

Conflict Resolution & Communications:

Handle tenant inquiries, complaints, and notices while keeping property owners informed of updates and resolutions.

Field Work:

Conduct on-site visits, inspections, and key/lockbox coordination as needed to support property operations.

Qualifications:



2+ years of residential property management, real estate, or related experience Valid driver's license and access to a personal vehicle Strong organizational and time management skills Excellent written and verbal communication skills Experience with property management software (Buildium experience is a plus) Ability to work independently and as part of a team

Pay: $45,000.00-$55,000.00 per year
