Duties:
Tenant Relations
- Handle tenant inquiries, complaints, and concerns professionally while fostering positive landlord-tenant relationships.
Leasing & Occupancy
- Advertise vacancies, screen potential tenants, process lease agreements, and ensure timely lease renewals.
Rent Collection & Financial Management
- Oversee rent collection, enforce lease terms, and manage budgets, expenses, and financial reporting.
Property Maintenance & Inspections
- Coordinate routine maintenance, repairs, and inspections to ensure properties remain in excellent condition.
Vendor & Contractor Management
- Hire, supervise, and maintain relationships with contractors, cleaners, and maintenance personnel.
Regulatory Compliance
- Ensure properties meet all local housing regulations, safety codes, and legal requirements.
Conflict Resolution & Evictions
- Address lease violations, mediate disputes, and handle eviction proceedings if necessary.
Record-Keeping & Reporting
- Maintain accurate records of leases, maintenance requests, financials, and tenant communications.
Requirements
Experience in Property Management
- 2-5 years in property management, real estate, or a related field is preferred.
Strong Communication Skills
- Ability to interact professionally with tenants, landlords, vendors, and staff.
Knowledge of Rental Laws & Regulations
- Familiarity with Nova Scotia's Residential Tenancies Act and local property management laws.
Financial & Budgeting Skills
- Experience with rent collection, expense tracking, and basic financial reporting.
Problem-Solving & Conflict Resolution
- Ability to handle tenant concerns, lease violations, and disputes effectively.
Organizational & Time Management Skills
- Ability to manage multiple properties, tasks, and deadlines efficiently.
Maintenance & Vendor Coordination
- Understanding of basic building systems and experience working with contractors and service providers.
Proficiency in Property Management Software
- Experience using software, specifically Yardi, for rent tracking, maintenance requests, and lease management is an asset.
Valid Driver's License & Reliable Transportation
- Required for property visits and inspections.
