Oversee maintenance and repairs by coordinating contractors and service teams to deliver quality work on time and within budget.. Manage financial health by preparing annual budgets, monitoring expenses, and supporting boards with strategic financial planning. Guide boards on compliance, governance, and long-term planning, offering professional recommendations when needed. Negotiate and manage vendor contracts to ensure services are cost-effective and meet expectations. Plan and coordinate board meetings, including agenda preparation, minute-taking, and follow-up on action items. Enforce bylaws and policies while maintaining accurate, organized corporate records. Respond to emergencies such as fire, flood, or security incidents, and coordinate with emergency services when required. Support reserve fund management and long-term capital planning in collaboration with engineers and industry professionals. Maintain appropriate insurance coverage for the corporation and manage claims when they arise. Implement safety, preventative maintenance, and sustainability initiatives to keep communities efficient and well-managed. Lead special projects -- such as renovations, system upgrades, or major repairs -- from planning through completion.
