MELROSE INVESTMENTS INC. is seeking candidates for a PROPERTY MAINTENANCE SUPERVISOR position within our INDUSTRIAL/COMMERCIAL PROPERTY MANAGEMENT DIVISION. Since 1973, Melrose Investments Inc. has always offered all encompassing real estate services. Our properties include custom-built offices, industrial and retail spaces, and state-of-the-art high-rises. The PROPERTY MAINTENANCE SUPERVISOR will be responsible for the overall maintenance of our industrial and commercial properties after a building has been constructed. The Property Maintenance Supervisor will be accountable for coordinating the maintenance of the common space, building, parking area and land of a property as per the Company\'s standards, while ensuring tenants issues are addressed in a timely fashion. The Property Maintenance Supervisor will coordinate the maintenance and repair work of a building, assist with managing trades and contractors, coordinate and lead renovation and capital improvement projects on existing buildings and properties, and regularly inspect properties as required. The main DUTIES & RESPONSIBILITIES carried out by the Property Maintenance Supervisor will include (but not limited to):

  • Regularly inspecting building conditions, progress against work and receiving updates on any outstanding and contracted repairs
  • Ensuring that property management scheduling is proceeding on all assigned sites efficiently, that repairs are completed and that purchase orders are minimized
  • Coordinating inspections and service work and ensuring that all work is fully completed
  • Reviewing correspondence from tenants and determining responses and resolutions to issues as they arise
  • Conducting walkthroughs with tenants on items that require clarification and/or a second opinion
  • Assisting with coordinating renovations and capital improvement projects by assembling quotes and pricing, determining scopes of work, attaining approvals prior to commencement of work, scheduling and directing trades and contractors, etc.
  • Tracking Work Orders to ensure that all work orders have been received and attached to Purchase Orders
  • Managing issuance of Purchase Orders from various trades, ensure POs are accounted for, closed and attached to invoices
  • Setting up master property schedule to ensure all large and regular project maintenance is scheduled
  • Ensuring superior customer service is provided, protecting the interest of the Company and preventing legal intervention wherever possible
We are seeking candidates that possess the following SKILLS & QUALIFICATIONS most suitable for the Property Maintenance Supervisor role:
  • Construction and property management experience in the industrial/commercial real estate sector (minimum of three (3) years)
  • Strong knowledge of industrial/commercial buildings and systems, customer service relations and conflict management
  • Strong experience working with and directing trades
  • Considerable experience negotiating contract terms
  • Detail oriented individua who is able to adhere to aggressive timelines
  • Strong interpersonal and communication skills (both verbal and written)
  • Degree or diploma in property management, construction, project management or related field of study
  • Strong computer software skills (ex. MS Office)
  • Able to be on call for emergencies 24x7
  • Able to wear protective equipment like hard hats, safety boots, safety glasses and earplugs
*Regular Working Hours for this role are Monday-Friday 8:00am-5:00pm and approx. two (2) Saturdays per month from 8:00am-12noon. This position also requires after-hours availability to respond to emergencies* Job Type: Full-time Benefits:
