Akelius owns rental apartments in New York, Boston, Washington D.C., Austin, Montreal, Quebec, Toronto, Ottawa, Paris, and London.
Akelius is seeking a customer service-focused and highly organized Property Administrator to support a portfolio of residential properties in Montreal.
The successful candidate will assist with property maintenance coordination while ensuring compliance with legal requirements and Akelius standards.
Property Administration
Manage the lease and legal administration process for the assigned portfolio
Support the Property Manager
Issue legal notices and manage corresponding deadlines
Maintain organized filing systems for tenants
Communicate professionally with tenants, business partners, and other stakeholders
Build and maintain positive tenant relationships
Process rent payments and cheque requisitions
Prepare and distribute notices
Prepare and issue lease renewals
Attend hearings at the local tenant rental board
Knowledge of Yardi is recommended
Knowledge of Quebec or Ontario tenant laws is recommended
Leasing
Create and maintain effective marketing strategies for vacant apartment units
Respond to leads and coordinate showings from all marketing sources
Lease vacant apartments efficiently and reduce vacancy through individual and group appointments, as well as open houses
Responsible for assembling complete application packages, lease preparation, and all aspects of the move-in process
Enter prospect data into all required management systems
Maintain up-to-date knowledge of competitor pricing, offerings, and incentives
Proactively identify necessary changes based on market trends and competitive shifts
Diligently follow up with clients and present a strong closing proposal
Who You Are
A bachelor's degree is required, preferably in Business Administration, Real Estate, or Accounting
Experience in residential or commercial property administration is an asset
Strong command of both French and English
Knowledge and understanding of tenant board processes
Superior organizational and time management skills
Ability to multitask under competing deadlines
Confidence in taking initiative, making decisions, and managing arrears
Adaptable to an ever-changing environment
Proficient in Yardi Voyager (an asset)

Working language for positions located permanently in Quebec
Knowledge of French is required for positions located permanently in Quebec so that the incumbent can communicate with colleagues and suppliers in Quebec as needed. French language training is offered to all permanent incumbents in Quebec who do not have a good knowledge of French.
Other language requirements
Another language is required for this position in order to communicate with clients, partners, and colleagues who are mainly located outside Quebec. The company has French-speaking and English-speaking clients in Quebec and must therefore constantly use both languages to communicate with its clientele.
