Commercial Property Accountant
On behalf of our client, we are seeking a
Property Accountant
to join their Accounting and Finance team, reporting to the Manager, Property Accounting. The successful candidate will be highly self- motivated, a natural team player, and have excellent problem-solving skills. They will provide reliable, timely, and efficient outcomes and facilitate continuous improvement in systems and procedures. The candidate will also possess a strong technical background in property accounting and CAM recoveries.
Full cycle accounting for a portfolio of office & industrial properties
Preparation of monthly property financial statements, including Balance Sheet, Income Statement, supporting schedules, and CAM recoveries
Prepare journal entries, bank reconciliations, budget variance analysis, cash flow forecasts, and other financial reporting on a monthly and quarterly basis
Liaise with Property Manager regarding property operations and tenant activity to ensure accuracy of rent roll and monthly statements
Assemble operating budgets for properties, including variance analysis and forecasting
Generate intercompany charge-back billings and reconciliations
Maintain capital budget and fixed asset module, including amortization of fixed assets
Prepare year-end TMI reconciliations; compile detail and back-up for tenants and respond to CAM/realty tax invoice inquiries
Work directly with the realty tax consultant on tax bills and tenant allocations
Maintain financial integrity regarding tenant billings and property management; ensure compliance with lease agreements
Perform monthly HST reconciliations, file HST returns, and ensure timely remittances for each property
Skills
College/University degree in Accounting, Finance, or a related field required
CPA designation in progress or completed strongly preferred
2+ years of experience in the real estate industry, specifically in commercial property accounting and/or AR/AP
Experience with Yardi; proficient in Microsoft Office, particularly Microsoft Excel
Effective verbal and written communication skills
Excellent organizational skills, high attention to detail, and ability to manage multiple deadlines
Strong communication skills and a willingness to learn and expand the role
Excellent judgment and ability to work independently as well as collaboratively in a team-oriented environment
Friendly and professional demeanor with a positive attitude
Willingness and ability to work in a fast-paced environment; adaptable and responsive to changing circumstances
