Reporting to the Financial Controller, the Property Accountant supports property operations and the finance team through timely reporting and compliance with accounting standards. They will have a strong background in accounting principles, financial analysis and reporting, budgeting and forecasting. The role will be able to problem solve complex situations and is a team player who communicates well and pro-actively.

RESPONSIBILITIES:
Accounting and Financial Reporting Responsibilities
Preparation and analysis of monthly, quarterly, and annual financial statements for the company.
Preparation of internal management reports and presentations for stakeholders.
Ensure accuracy and compliance with GAAP (Generally Accepted Accounting Principles) and relevant accounting standards.
Maintain the general ledger and ensure all transactions are accurately recorded and reconciled (including but not limited to, journal entries, bank reconciliations, accruals, etc.).
Review and analyze GL accounts, including accruals, prepayments, and provisions.
Complete the monthly bank reconciliation, create and post various monthly journal and accrual entries (utility accrual, AFDA, deposit interest accrual, laundry accrual, and other manual accruals) and reconcile balance sheet sub-ledger accounts (AP, AR, LMR, etc.).
Implement internal controls ensure compliance with policies and procedures.
In collaboration with management, responsible for development of annual budgets and long-term financial forecasts.
Monitor actual financial performance against budgeted targets and provide variance analysis.
Identify trends and provide insights to support decision-making processes.
Conduct ad hoc financial analysis to support strategic initiatives and business decisions.
Coordinate and support external audits by providing requested documentation and explanations.
Address audit inquiries and implement recommendations to strengthen internal controls.
Ensure compliance with audit requirements and deadlines.
Providing coverage for AP and AR roles as needed.
2. Customer Service Delivery
Work closely with staff to maintain corporate standards for customer service effectiveness and efficiency.
Contribute to the establishment of the Finance Department communications and service standards, and ensure effective, efficient and timely service quality and problem resolution.
Respond constructively and positively to changing demands whether from internal or external partners by crafting the Finance Department response.
3. Organization Leadership
Work cross functionally within the organization to contribute to the effective functioning of the business.
Respond to changing demands from both internal or external partners and communicate workload priorities and ensure work is completed in an accurate and timely fashion.
Propose improvements to services, policies and processes, model continuous learning, and ensure investment in opportunities to enhance skill sets, and communicate clearly and concisely in writing and in person to all audiences.
SKILLS AND KNOWLEDGE:
Bachelors degree in Accounting, Business Administration or a related field.
4+ years experience in a Finance and/or accounting capacity.
CPA or equivalent of accounting designation would be considered an asset.
Prior experience in Property Management would be considered an asset.
Customer service expertise and highly developed communication skills.
Communications skills, and ability to work collaboratively with all levels of the organization.
Strong organization and data entry skills.
Experience with property management financial software, preferably Yardi Voyager.
Working knowledge of MS Office Suite.
Attention to detail, thorough with problem solving and critical thinking.
As a condition of employment, a valid Criminal Background Check must be provided.
Superior interpersonal and diplomacy skills.
Ability to multi-task, prioritize, and manage time effectively.
Ability to work independently or as part of a team.
WORKING CONDITIONS:
Extended periods at a computer may be required at times.
Physical effort is minimal.
Competing demands may create stress.
Travel is minimal but may be required to attend some special events.
