Warrington PCI Management is the largest commercial property managers in BC. The company manages approximately 17 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland. We are looking for an experienced Project Manager to assist our property management team in managing various capital projects. Primary Purpose The Project Manager will be responsible for planning, coordinating and managing various building improvement projects, capital expenditure projects (including deep energy retrofits) and/or landlord or tenant improvements for the company. The Project Manager will work with all stakeholders (owners, property managers, building operators, tenants and contractors) to ensure budgets, timelines and project specifications are met. With strategic oversight from WPM\xe2\x80\x99s President and Vice President, Corporate Operations, the Project Manager will be the key contact on select projects with clients, stakeholders, sub-consultants, sub-contractors and internal staff. Specific Responsibilities The responsibilities of this position will include, but not be limited to, the following:
Be the primary point of contact between consultants, trades, building operations and property management teams to facilitate the project from conception to completion
Plan and prepare construction schedules and monitor progress as well as identify bottlenecks and risk points
Document meetings, action items and other pertinent project deliverables and decisions
Organize and attend regular project meetings with clients, building operators, property managers, tenants and contractors
Coordinate with all applicable teams to ensure smooth communication on project specifications, budgets and timelines along with any project changes and change orders that may occur
Review and provide feedback on drawings, invoices, progress claims and change orders
Monitor and identify change events and change order requests; track changes to the project scope and present to the property manager and client when applicable
Review the project site and confirm construction follows drawings and specifications and contract documents
Ensure compliance with all provincial Occupational Health and Safety laws and WPM processes
Improve and assess long term capital expenditures planning strategies with the property management team
Work with property management and accounting teams to improve internal processes as it relates to project management
Assist with sustainability-related projects and other duties as required
Qualifications To be successful in the Project Manager position, an individual must be committed to developing, maintaining, and demonstrating the following: Education and Experience
Degree or diploma in a related field, with a preference for real estate or construction management an asset
Preferred educational qualifications include: Masters degree in business, planning, or sustainability. Registered Professional Engineer, Registered Engineering Technologist, Certified Energy Manager, BCIT Sustainable Energy Management Associate (SEMAC)
UBC Masters in Clean Energy Minimum five (5) years of commercial project management experience
Thorough comprehension of deep energy retrofits, strategies and procurement of commercial real estate
Experience in decarbonization projects an asset
Experience in commercial tenant improvements an asset.
Multi-fam residential project management experience an asset
PMP certification an asset
Advanced computer skills, particularly in Microsoft Office applications (Microsoft Outlook, Excel, Word),and CAD
An established track record of excellent customer service Competencies
In-depth knowledge of construction procedures, materials and project management principles
High level of competency in drafting and negotiating contracts \xe2\x80\x93 specifically CCDC
Exceptional communication and negotiation skills
Ability to juggle and prioritize numerous and diverse tasks and responsibilities
Ability to think strategically to manage and balance specification requirements, budget and timeline needs
Ability to make significant decisions on all matters according to budget and strategy within approval limits
Ability to present and communicate ideas and concepts at all levels of an organization and to different audiences
Practical judgement and decisive manner
Ability to work efficiently under pressure and maintain a calm focus
Detail oriented with exceptional analytical and problem-solving abilities with the ability to independently research, learn and understand various solutions and provide recommendations

Excellent organization and time management skills with the ability to manage multiple projects at various buildings in a timely manner with accuracy and attention to detail
Ability to manage change including changes in business and client needs

Must possess a strong knowledge of construction management
