Hopewell Development has an opening for a full-time Project Manager in its Downtown Toronto office, with a primary focus on Industrial development.

Objective:

The Project Manager assumes overall responsibility for project conception through the design and approval process to construction and tenant turnover. This position will work closely with the Director of Construction (based in Calgary), the General Manager, Construction (based in Winnipeg) and with our President and the Manager, Development & Construction (both based in Toronto).

Key Responsibilities:

  • Manage the project development process including site and building design, planning approvals, coordination of development permits, site servicing drawings, and budget preparation;
  • Lead construction management activities including coordination of building permits and working drawings, processing and tracking of contractual and sub contractual documents, change orders, requests for information, and other project related documents;
  • Lead project and site meetings,
  • Work closely with project team members and other stakeholders to identify, develop, implement and support cost-effective project delivery;
  • Manage land zoning and classification process;
  • Coordinate environmental, geotechnical and oversight plans;
  • Develop project schedule in collaboration with project team;
  • Manage construction activities and scheduling including but not limited to the coordination of utilities and consultants;
  • Maintain positive communications to support interactions with customers, trades, supply partners, and internal staff;
  • Develop and manage project labour pool, equipment plan, site security plan and project safety plan;
  • Oversee and manage the procurement, ordering, rental and purchasing of construction materials;
  • Supervise project construction team including Site Superintendent, trades and consultants;
  • Establish and monitor project budgets and cost controls;
  • Monitor project performance and proactively take measures to ensure proper provisioning of resources and other obligations;
  • Manage tenant requirements, and installations;
  • Safety management and participation;
  • Other duties and responsibilities as assigned.


Requirements:
  • 5-10 years of experience in the commercial development industry;
  • University or technical school graduate in engineering, construction or architecture. Working towards or have attained CET, BDT or P.ENG. designation is considered an asset;
  • Experience in estimating, planning approval processes and working within the regulatory process would be considered an asset;
  • Ability to read/produce site and building plans and specifications;
  • Proficient with Microsoft Office applications (Excel, Word, Outlook, etc.);
  • Detailed oriented;
  • Strong hands-on manager with good decision making and problem-solving skills;
  • Excellent communication and team building skills;
  • Flexible and adaptable to rapid change;
  • Strong organizational skills and ability to meet deadlines;
  • Valid driver’s license is required.


Working Conditions:
  • Traditional core office hours are Monday to Friday 8:00 am to 5:00 pm;
  • Work may require occasional weekends and/or evenings;
  • This position will require travel;
  • Steel-toed safety boots and hard hat as required for site visits;
