Project Manager Single Family Residential

Job Description

A residential project manager (PM) is responsible for overseeing all aspects of a home construction or remodeling project, from initial planning and budgeting to the final client handover. They act as the primary liaison between the client, architects, engineers, subcontractors, and suppliers to ensure the project is completed safely, on time, within budget, and to the expected quality standards.

Key Responsibilities



Project Planning and Scheduling:

Develop comprehensive project plans, including detailed schedules, milestones, and timelines. The PM ensures optimal sequencing of all trades and suppliers.

Budget Management:

Prepare detailed project estimates and budgets, track costs, approve invoices/expenses, and manage change orders to ensure financial targets are met.

Client and Stakeholder Communication:

Serve as the main point of contact for clients, providing regular progress reports and updates, managing expectations, and resolving concerns.

Site Supervision and Quality Control:

Conduct regular site visits and inspections to monitor progress, enforce quality standards and best practices, and ensure the work aligns with blueprints and specifications.

Team and Subcontractor Coordination:

Hire, manage, and coordinate subcontractors, vendors, and internal crews, ensuring effective resource allocation and a collaborative work environment.

Safety and Compliance:

Ensure strict adherence to local building codes, safety regulations (like OSHA standards), and obtain all necessary permits and licenses.

Risk Management and Problem-Solving:

Identify potential issues or delays proactively, resolve conflicts, and develop mitigation strategies to keep the project on track.

Essential Skills and Qualifications



Experience:

3-5+ years of experience in project management within residential construction, with a strong track record of successful project delivery. Field experience in a construction trade (e.g., carpentry) is a strong asset.

Technical Knowledge:

Deep understanding of construction methods, building science principles, building codes, and the ability to read and interpret blueprints and construction drawings
