JOB DESCRIPTION \xe2\x80\x93 PROJECT MANAGER As Project Manager, Projects and Builders\' division, you will be responsible for managing all aspects of custom projects, including managing medium-scale real estate residentials\xe2\x80\x99 projects of moderate to high complexity and materiality, particularly in terms of construction, redesign, or renovation. You will act as a resource and assist with various aspects of projects and monitoring processes. The project manager is in charge of overseeing all project-related tasks, such as confirming the scope of work, developing and managing schedules and budgets, communicating with clients, contractors, and employees, performing field assessments, measurements, and drawings as necessary, holding hand-off meetings, ordering all materials, especially long-lead and specialty items, early, identifying and submitting change orders, handling and managing on-site coordination with installers, contractors, and other team member and professionals. Responsibilities \xc2\xb7 Manage projects in a coordination role from start to end on time and within budget; \xc2\xb7 Proactively communicate with all involved parties, keeping all informed about progress for production and installation; \xc2\xb7 Receive job from Sales Department, and handoff from estimating, set up job folder, comprehend, interpret and design detailed working plans from preliminary sketches, specifications, and other client-supplied data; \xc2\xb7 Assist client and designing criteria and monitor status of completed / approved shop drawings, etc; \xc2\xb7 Responsible for project feasibility and all aspects of cost estimating, reviewing bid and shop drawings, documents, prepare report on required materials, suppliers and cost projections; \xc2\xb7 Negotiate and award contracts with respective suppliers/subcontractors in order to comply with pre-determined production schedules; \xc2\xb7 Coordinate production and shipping activities with scheduling department and ensure shipping schedules are respected. \xc2\xb7 Attend production and mandatory jobsites meetings as required; \xc2\xb7 Communicate with clients to adhere to their specific requests; \xc2\xb7 Communicate with clients, field superintendent, installers and field technicians for on-site measurements. \xc2\xb7 Ensure supplies and materials are ordered and delivered according to schedule; \xc2\xb7 Hire sub-contractors and other sub-trades and allocate responsibilities; \xc2\xb7 Supervise the work of installers and give them guidance when needed; \xc2\xb7 Monitor progress of overall job and report to accounting for progress billings; \xc2\xb7 Train and mentor project coordinators depending on the size of the project. Skills & Qualifications \xc2\xb7 3-5 years experience in residential, architectural, commercial millwork or cabinet project management \xc2\xb7 In-depth understanding of the procedures, machinery, supplies, instruments, and tools used in cabinetmaking and custom millwork; \xc2\xb7 Knowledge of methods for the engineering, fabrication, finishing and installation of architectural woodwork, casework and millwork; \xc2\xb7 Strong organizational, management, and leadership abilities as well as effective oral and written communication; \xc2\xb7 Excellent analytical, decision-making, and problem-solving abilities; \xc2\xb7 Complete comprehension of architectural plans and drawings and generate take-offs; \xc2\xb7 AutoCAD, Microsoft Office, Excel, Word, Adobe proficiency are required; \xc2\xb7 Ability to interpret contracts and legal agreements; \xc2\xb7 Knowledge of building code and inspection processes; \xc2\xb7 Flexibility to move to different job work sites; \xc2\xb7 Familiarity with the required preventative maintenance programs and safety regulations.
