Roles And Responsibilities
Act as a Project Lead for New Store Development, Renovations and Construction, responsible for creating, updating, tracking and maintaining all relevant information including quotes, invoices, CSBFL, status reports and timelines documentation through project pre-development, construction, and completion phases.
Create and manage Layouts and Renderings for store and concept designs, liquor license, fire plans, d\xc3\xa9cor layouts for proposed/existing stores and review with Operations Team to achieve maximum space/resource efficiency.
Prepare and review project documents for RFQ\xe2\x80\x99s, Tenders, Bid Summaries, quotes, invoices, SBL etc. and all other construction related documents.
Maintain regular communication with the Team, Contractors, Franchisees, Trades, Vendors, and all other stakeholders for each project to ensure effective coordination of construction activities including site visits.
Research local municipal codes and regulations for selected market area and active construction projects and work with the city officials on permits, occupancies etc.
Act as resource for building/ fire/ health/ AGCO inspections when required.
Develop and maintain working relationships internally and externally with project owners (franchisees), design consultants, contractors, and various municipal authorities.
Represent Franchisor on construction related aspects and act as a consultant while ensuring brand standard are met and always protected.
Review and manage contractor Construction Execution Plans, work scopes and schedules including cost control, change orders, site progress, payments. Coordinate equipment/chattels for store opening & troubleshoot as required.
Complete final construction checks/ walk through and deficiencies with contractors.
Track project execution lessons learned and share with the team for continuous improvement
Coordinate and supervise Landlord\xe2\x80\x99s premises improvement projects, as necessary, and ensure they are administered according to leases.
Some travel required.
Qualifications & Experience
Post-secondary degree/diploma in architecture, engineering, building technology, construction management, or a related field preferred.
PMP Certification and 4-5 years Project Management experience in design and construction with detailed knowledge of construction methodology and processes within the restaurant & franchise industry would be preferred.
Proficiency in AutoCAD, Sketch up, Adobe Suite, Microsoft Word and Excel required.
Comprehensive understanding of the development, design and construction industries including techniques, processes, procedures, drawings and permits.
Extensive experience with Microsoft Office suite, internet search and project management software
Knowledge of Health & Safety regulations and related Building Codes with a thorough and in-depth understanding of all related codes
Demonstrated success building and maintaining long term client, consultant, supplier and sub-contractor relationships.
Preferred on-site construction trade coordination and management experience.
Preferred experience reviewing construction contracts and trade negotiations.
