Our CT Real Estate Investment trust (REIT) is an unincorporated, closed end real estate investment trust formed to own income producing commercial properties primarily located in Canada. The organization is comprised of a small team of real estate, legal and financial professionals leading a publicly traded business. Its portfolio is comprised of over 300 properties totalling approximately 25 million square feet of GLA, consisting primarily of retail properties located across Canada. Canadian Tire Corporation, Limited is CT REIT’s most significant tenant. As Portfolio Manager, Western Canada, you accountable for all the daily property management operations for CT REIT properties throughout Western Canada, including but not limited to Building Operations, Accounts Receivables, Accounts Payable, Tenant Relations and Financial Accountability. What you’ll do

  • Monitoring property performance as well as developing strategic asset plans to maximize portfolio value
  • Maintain owner relationship and satisfaction through appropriate communication (visual, written and oral).
  • Oversee lease details and ensure compliance of the terms of all tenant leases with the objective that expenses are minimized, and revenue is maximized.
  • Establish short- and long-term goals and objectives for the assets within the assigned portfolio, in alignment with corporate vision and direction.
  • Ensure that specified Standard Operating Procedures and Policies are adhered to in accordance with Management and Corporate policies and procedures.
  • Monitors monthly and quarterly financial statements including the review of variances and revised forecasts and prepare comments, recommend corrective action as necessary.
  • Monitor Accounts Receivable and deal with outstanding receivables as appropriate.
  • Works with commercial leasing division to assist in sourcing prospective tenants to maximize the utilization, cash flows and return on the real estate portfolio. Assist with the leasing team on the negotiation of leases and other documents that relate to Property Management and Administration.
  • Manage revenue producing properties including the management of any third parties engaged to work on these properties. Provide direction and feedback on tenant and operational issues. Review monthly reports to ensure costs and revenues are meeting targets. Provide direction and approval on tenant mix and lease negotiation.
  • Develop and recommend annual operating and capital budgets and manage both within approved guidelines; provide accurate timely and comprehensive financial oversight and reporting as necessary.
  • Review and assess property management-related situations and documents and provide risk assessments, action plans and opinions related to same.
  • Provide leadership, develop and foster relationships with tenants, suppliers, staff and co- workers to increase team cohesiveness, through meetings and other methods.
  • Supervise, coach, and train direct reports in the areas of Operations, Maintenance, Administration to ensure financial and service quality goals are not only met but exceeded.
  • Mentor and evaluate direct reports through formal and informal discussions, including annual evaluations and goal setting sessions to enhance employee job satisfaction, foster employment stability and to maximize productivity
  • Participate in national contract sourcing and driving efficiency throughout the portfolio.
  • Actively participate in the hiring and training processes when required.
What you bring
  • Holds or is working towards an accredited Commercial Real Estate designation (RPA, CPM, FMA)
  • Post-secondary education or courses in a related field (or commensurate experience), with a professional or business degree.
  • Five years’ experience or more in managing a large, diversified portfolio of commercial real estate assets
  • Excellent communication, negotiation and presentation skills.
  • Able to work under pressure, deal with multiple deadlines, effectively handle stressful situations, deal intuitively with situations, and work with minimal direction/supervision.
  • Financial and legal literacy with extensive knowledge of budgeting, administrative and accounting processes
  • Solid business acumen
  • Experience using Yardi ERP systems
  • Proficiency in Word, Excel, Access and PowerPoint
  • Demonstrated ability to:
    • Lead people effectively and respectfully
    • Solve problems and take appropriate initiative
    • Build and manage a variety of professional relationships
    • Set goals and objectives and work within tight timelines and meet deadlines
  • Ability to travel approximately 2 – 5 days per month
  • Valid Driver’s License
