Salary Range: $90,000 - $105,000/yr

CMLS Financial is looking for an experienced Commercial Real Estate Portfolio Manager to join our growing Construction Lending group. The role provides direct support for CMHC\xe2\x80\x99s Rental Construction Finance Initiative (\xe2\x80\x9cRCFi\xe2\x80\x9d). Under this mandate, CMLS provides project specific underwriting, structuring, loan recommendations, and loan advance administration for a federally funded national purpose-built multi-residential affordable housing program. Specific activities include; oversight of conversion of construction loans to term loans, construction advance support, annual reviews and monitoring throughout the post construction period. The position reports to the Director, Construction Finance.

About the Role:

  • Proactively monitor credit risk on the RCFi portfolio after construction is complete, identify potential credit risk and recommend course of action to minimize negative impact to CMHC and CMLS
  • Actively manage loan conversions from construction to term loans and related post funding account management requirements/requests
  • Manage a small team that assists with portfolio management duties
  • The development and enhancement of procedures, templates and credit memos for post construction matters including conversion to term and annual reviews
  • Oversee, prepare and review post funding credit memos and annual reviews for projects under construction and post construction
  • Coaches and acts as a subject matter expert to the Special Mandates Team with complex deals and annual reviews
  • Act as the Primary Contact/ liaison between the CMHC RCFi underwriting team and the Portfolio Surveillance and Special Mandates Team on portfolio management matters
  • Maintains positive relations with key corporate partners including CMHC, solicitors, borrowers and 3rd party professionals
  • Assist CMHC RCFi underwriting team with loan closings
  • Other projects as assigned to support growth and strategic initiatives
This role is for you if you have:
  • You have completed an undergraduate degree in one of the following concentrations: business administration, accounting, finance, or real estate
  • A passion for real estate and at least 5 years of experience in construction finance and/or commercial credit
  • Previous experience dealing directly with borrowers/developers
  • Possess strong interpersonal relationship building, negotiation, conflict management and presentation skills
  • Proven ability to work both independently and collaboratively with a team within a fast paced, deadline driven environment
  • You are solution-focused, takes initiative to work effectively within established guidelines
  • You have experience reviewing legal financing documents and knowledge of applicable real estate lending regulations
  • Always take ownership of your work and demonstrate a high degree of accountability and commitment
  • Very results-driven and possess strong organizational skills with a high attention to detail
  • Bilingual (English & French) speaking and writing skills is an asset (not a requirement)
