You will have the opportunity to participate in 4 x six-month rotations (total 2 years) with Asset Management, Operations, Leasing and Development Teams.
Rotation Responsibilities:
Asset Management: Analyst
The asset management team works collaboratively with internal and external stakeholders to maximize asset value for all Canadian Retail, Residential and Office assets. This team leads key processes including: Budget target setting, annual asset management plans and strategic investment plans and leasing, operational and capital investment decision making. This team develops the holistic strategy for each asset and as a result is often the \xe2\x80\x9cgo-to\xe2\x80\x9d team when senior leadership, co-owners or other internal teams need questions answered.
As a rotational analyst, you will run various analyses to support the above processes. Examples of analyses include: analyzing big data sets to extract unique insights that help drive business performance, calculating financial metrics (NERs, Yields, NPVs, IRRs and payback periods), Variance Analysis to understand key drivers of performance, and many more. You will have opportunities to participate in sector specific events to build your knowledge of the industry and keep the broader team up to date on trends. While doing all of this, you will have the opportunity to work closely with many internal stakeholders including: investments, legal, valuations, finance, leasing and operations on an ad-hoc basis.
Operations: Assistant Property Manager
Tenant Relations & Guest Relations:
Establish an on-going positive relationship through effective communication and tenant visits
Conduct daily site walks and quality assurance checks with the management team
Property Administration:
Assist in preparation of YE Adjustment packages and collections
Spend time to understand daily reconciliation of cash receipts process
Finance, Accounting, Reporting:
Review and produce draft budget reports with General Manager/Property Manager
Assist in annual budget process
Produce monthly revenue/expense variance analysis for internal and owner reviews
Monthly sales and traffic reporting
Participate in leasing meeting and assist with new deal reviews as needed
Operations
Assist in producing the monthly operating cost accruals are submitted to Accounting
Actively engage in one major capital project from planning, RFP, approval and project management
Marketing
Assist in the production of the annual marketing plan and budget
Support the coordination of events, activations, and promotions in collaboration with marketing and Specialty Leasing
Leasing: Associate
The retail leasing team\xe2\x80\x99s focus is to strategically merchandise and lease our assets to draw traffic, be the prominent retail destination in each city while generating revenue and adding value for OMERS. This team also works collaboratively across all asset classes including office, residential, and hotels to create complimentary amenities for our customers and tenants. The retail team works directly with external parties to secure transactions and prospect new tenants while working closely with internal teams to execute on our strategic vision.
In the rotational leasing role, you will source and prospect new tenants, research and maintain a comparable transaction database, participate in tours, facilitate information requests from prospects, and develop a working relationship with brokers/tenants. Internally, you\xe2\x80\x99ll be responsible for the financial analysis of prospective lease transactions, drafting documents, maintaining current inventory of available spaces, coordinating tours, and collaborating with operations, asset management, legal, construction, and development.
Development: Analyst
During this rotation, the successful candidate will have broad exposure to real estate developments across the residential, office, life sciences, and retail asset classes. On a day-to-day basis, the primary responsibility will be assisting in the underwriting of real estate developments by creating and/or maintaining proforma financial models for future and current developments. As part of this, the candidate will be expected to communicate with internal and external stakeholders to gather supporting details and information. Other responsibilities include running lease deal and cost sensitivity analyses; assisting in the preparation of slide decks to be presented to Oxford\xe2\x80\x99s Investment Committee; and working with Oxford\xe2\x80\x99s Investment team to underwrite potential development-related acquisitions.

Working towards or have completed your undergraduate degree in Commerce, Finance, Real Estate, Urban Planning/Development or Engineering
Possession of (or working towards) a CFA and/or a professional accounting designation considered an asset
Strong excel skills required and knowledge of ARGUS Enterprise considered an asset
Strong leadership, interpersonal, verbal, and written communication, problem solving and project management skills
Passionate about all aspects of real estate, inquisitive and always looking to grow and learn in their career and who thrives in organizations that constantly evolve and adapt.
Eager to learn, a flexible attitude towards a variety of tasks and highly proficient in Excel, Word and PowerPoint
