OBJECTIF



Le superviseur des operations (entretien) releve du directeur des operations; il assume la supervision efficace des activites generales d'entretien et de nettoyage des locaux et des terrains et veille a ce que les locataires puissent jouir des lieux dans le respect des politiques et des procedures organisationnelles. Ce poste exige de la souplesse dans son horaire personnel et de la disponibilite pendant les periodes de vacances et en cas d'urgence, les weekends et apres les heures normales de travail.


ROLES ET RESPONSABILITES



Entretien general exterieur


Superviser les diverses activites d'entretien du terrain telles que l'entretien menager exterieur du stationnement, le contrat d'amenagement paysager incluant le systeme d'irrigation, le contrat de deneigement, planifier les travaux de reparation de l'asphalte et beton, planifier le marquage annuellement dans le stationnement, planifier les travaux d'entretien et reparation des murs (briques, blocs, EIFS...), les travaux de peinture (bollards, borne incendie, rampes, portes, escaliers...) etc.

Entretien general interieur


Superviser les contrats d'entretien menager, d'enlevement des dechets, recyclage et huiles de cuisson, d'entretien des plantes, extermination, hygiene, ascenseur et ruches d'abeilles. Gestion du programme de dechets/recyclage de la propriete, comptabiliser les chiffres, coordonner l'evaluation Waste Audit annuel et innover pour avoir amelioration constante dans le programme. Planifier et coordonner les reparations diverses de la propriete : travaux de peinture et reparations des plafonds, murs et planchers, la reparation des carreaux de ceramique et de tapis, reparations et remplacement de l'ameublement, la reparation/entretien des serrures, portes, portes de garage, quais de livraison... Coordonner les demandes d'installations de kiosques, tables, chaises ou autres pour les evenements promotionnels ou pour les activites de locations temporaires. Gestion et achat des equipements et des inventaires divers necessaires au bon fonctionnement de la propriete (outillage divers, chaises, tables, cabarets, savonniers, sechoirs a main, chariots de transport, distributrices de papier...)

Inspections de l'immeuble et entretiens preventifs


Superviser le systeme de gestion d'entretien preventif (Angus Anywhere), executer des inspections completes du batiment pour identifier et corriger de facon preventive les deficiences. Prevoir les entretiens preventifs sur les equipements tels que : portes de garage, quais de livraison, compacteurs, equipements de levage...)

Environnement, sante et securite


Effectuer les inspections environnementales, requises sur la propriete, telles que la tournee annuelle pour l'amiante. Superviser le respect des politiques environnementales, de sante et de securite de l'entreprise, coordonner et participer aux enquetes sur les incidents environnementaux et de sante et de securite. Superviser/coordonner/participer aux interventions lors de mesures d'urgences sur la propriete.

Services aux locataires


Superviser et effectuer, le cas echeant, l'entretien et le nettoyage general des espaces vacants. Repondre aux demandes generales des locataires via Angus Anywhere. Superviser/coordonner les travaux chez les locataires (acces de livraison, periode des travaux, emplacement des conteneurs a dechets...)

Etablissement du budget et de nouvelles previsions


Participer a l'etablissement des budgets pour les depenses d'exploitation recouvrables. Creation des PO, suivis des factures, mise a jour des dossiers des entrepreneurs, via le systeme de comptabilite Yardi. Participer aux appels d'offres pour les projets et contrats.

Gestion et perfectionnement du personnel


Etablir l'horaire quotidien de la supervision et de la formation en cours d'emploi de l'equipe d'entretien et de nettoyage.
Accomplir toute autre tache ou tout autre projet lie a l'emploi qu'on peut lui confier.


EXIGENCES MINIMALES



Minimum cinq annees d'experience pertinente. Expertise du systeme de gestion d'energie et de la gestion de l'entretien assistee par ordinateur, et Angus AnyWhere. Connaissance demontree des exigences du SIMDUT. Connaissance pratique de MS Word, Excel et Outlook. Francais/anglais -- parle/ecrit. Permis de conduire valide.

OBJECTIVE



The Supervisor, Operations (maintenance) reports to the Operations Manager and is responsible for the effective supervision of general maintenance and cleaning activities of the premises and grounds to ensure safe and uninterrupted operation and tenant enjoyment of the property is delivered in compliance with organizational policies and procedures. This position requires flexibility in personal schedule and availability during holiday periods and emergencies, weekends and after hours.


ROLES AND RESPONSABILITIES



Exterior maintenance


Supervise the various grounds maintenance activities such as exterior parking lot maintenance, the landscaping contract including the irrigation system, the snow removal contract, plan asphalt and concrete repair work, plan annual marking in the parking lot, plan maintenance and repair work on walls (bricks, blocks, EIFS, etc.), painting work (bollards, fire hydrants, ramps, doors, stairs, etc.).

Interior maintenance


Supervise janitorial maintenance, trash removal, recycling and cooking oils, plant maintenance, extermination, hygiene, elevator and beehives contracts. Manage the property's waste/recycling program, keep track of numbers, coordinate the annual Waste Audit and innovate to ensure continuous improvement in the program. Plan and coordinate various repairs to the property: painting and repairs to ceilings, walls and floors, repairs to ceramic tiles and carpets, repairs and replacement of furniture, repairs/maintenance of locks, doors, garage doors, delivery docks, etc. Coordinate requests for the installation of kiosks, tables, chairs or other items for promotional events or temporary rental activities. Manage and purchase equipment and various inventories necessary for the proper functioning of the property (various tools, chairs, tables, trays, soap dishes, hand dryers, transport carts, paper dispensers, etc.)

Building Inspections and Preventive Maintenance


Supervise the preventive maintenance management system (Angus Anywhere), perform complete building inspections to identify and perform preventive maintenance to correct deficiencies. Plan preventive maintenance on equipment such as: garage doors, delivery docks, compactors, lifting equipment, etc.)

Environmental, Health and Safety


Conduct required environmental inspections on the property, such as the annual asbestos survey. Oversee compliance with company environmental, health and safety policies, coordinate and participate in investigations of environmental and health and safety incidents. Supervise/coordinate/participate in emergency response actions on the property.

Tenant Services


Supervise and carry out, where applicable, the maintenance and general cleaning of vacant spaces. Respond to general requests from tenants via Angus Anywhere. Supervise/coordinate work at tenants' premises (delivery access, period of work, location of waste containers, etc.)

Budgeting and Reforecasting


Participate in the establishment of budgets for recoverable operating expenses. Creation of POs, invoice tracking, updating of contractor files, via the Yardi accounting system. Participate in project tenders and contracts.

Management and Development of Staff


Establish the daily schedule for supervision and on-the-job training of the maintenance and cleaning team.
Perform any other job-related tasks or projects that may be assigned.


MINIMUM REQUIREMENTS



Minimum five years of relevant experience. Expertise in energy management system and computer-aided maintenance management, and Angus AnyWhere. Demonstrated knowledge of WHMIS requirements. Working knowledge of MS Word, Excel and Outlook. French/English -- spoken/written. Valid driver's license.
