Job Description

Black & McDonald Limited is seeking an ambitious, hardworking and innovative candidate to fill a Mobile Building Operator opening for work on sites in St John's and the surrounding area.

This individual would be responsible for ensuring the functionality of the building, infrastructure, equipment, and fixtures that are necessary to the successful operation of the business. They will

work in a team environment that oversees the safe, secure and environmentally sound operations and maintenance of these assets in a cost-effective manner.

Duties and responsibilities include but are not limited to the following:

Conduct routine property and site inspections and perform maintenance as required. Complete preventive/demand maintenance tasks (chemical treatment maintenance, filter changes, belt replacement, lubrications, cleaning of utility rooms, maintenance of fire prevention systems, testing and inspecting equipment). Inspect, operate, maintain and repair boilers, chillers, HVAC equipment, pumps, generators, uninterruptible power supplies, life safety system, etc. Monitor electrical power distribution system, building automation system, and respond to alarms expeditiously and methodically. Perform minor repairs: replace washers/faucets; clear sinks toilets and drains; replace pumps/motors; reset breakers, drywall patches and paint touch ups, etc. Ensure maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.). Ensure all equipment are operated in a safe and efficient manner and in compliance with all applicable government codes and regulations. Ability to plan, schedule and control costs for projects that fall within their control Responsible for supervision of skilled workers (Sub-Contractors) in such maintenances as generators, elevators, air conditioning, plumbing, and electrical Interface with internal and external customers ensuring effective communications regarding status and priority of work Keeping accurate and up-to-date logs and record readings, maintenance and repair work Submit monthly performance reports detailing site activity Adherence to and implementation of health, safety, quality control and environmental policies and programs
