Reporting to the Global Managing Director and Head (GLT-MD) of Global Corporate Services (GCS), the Managing Director, Strategic Planning and Projects - Construction, will be accountable for driving the vision and direction of the Strategic Planning and Projects team in support of CPP Investments' Workplace of the Future program. You will be responsible for co-leading ongoing and new global corporate leasing and construction projects driving all construction capital and project spend. You will lead and monitor all relevant lease and construction activities, including real estate parcel selection, lease negotiation and execution, contracts, project management, detailed design development and review, budgets against actual spend, corporate procurement and logistics.

KEY RESPONSIBILITIES
  • Defines project charters, goals, tasks, and overall scope for all Strategic Planning and Projects activities.
  • Provides strategic leadership and expertise while overseeing the strategic planning and projects leasing and corporate construction strategy and objectives
  • Leads the team responsible for selection of and contracting for general contractors, construction managers, and other third party consultants for each project through formal RFP processes where required.
  • Manages all construction documents and approval of specifications and confirmation to program requirements with key stakeholders.
  • Ensures compliance with corporate policies as well as Health and Safety legislation pertaining to tendering and award of all construction related activities from inception to completion within department's mandate.
  • Leads our team to establish and manage construction program schedules, quality and costs standard; assisting in the analysis of potential corporate development in existing or new markets for CPP Investments.
  • Manages the preliminary and final bid and procurement process to manage all construction costs, assist in the review and approval of construction drawings and specifications.
  • Provides leadership and fosters open communication for effective program implementation to realize project goals.
  • Acts as business sponsor and lead for regularly scheduled project meetings including Design, Procurement, Construction and Logistics to ensure open collaborative engagement and communication between all stakeholders.
  • Prepares monthly development status reports providing updates on program progress.
  • Performs site walks - through inspections of all project programs to insure accurate schedule management.
  • Interfaces with architects/design team, contractors and other project stakeholders
  • Oversees all decisions and process related to lease and construction contracts, selection of sub-contractors, vendors, consultants and other third-party suppliers.
  • Responsible for the development of departmental budgets, business cases, and financial models to support corporate services strategy development, ad hoc analysis and resource requirements necessary to meet departmental needs.
  • Leads the implementation of capital projects and preparation of budgets including feasibility studies as required.
  • Manages talent through coaching/mentoring and provide structured & timely feedback to direct reports, identifying development needs and delivering solutions.
  • Ensures a positive working environment and culture.
Qualifications

POSITION REQUIREMENTS
  • College Diploma or Technical Degree (BA, MBA, Engineer, Facilities Management, Project Management and/or PMP designation is preferred).
  • A minimum of 5-10 years of experience in corporate office, facilities or residential project management with progressive responsibilities.
  • Advanced PC skills (MS Excel, Word, and PowerPoint).
  • AutoCad expertise is preferred.
  • Experience with Integrated Workplace Tools would be considered an asset.
  • Proficient in Microsoft Office products such as Word, Excel, and PowerPoint.
  • Ability to work independently and in a team environment.
  • Strong analytical, problem-solving and organizational skills.
  • Excellent written and oral communications skills able to liaise confidently with internal and external stakeholders, including team members, senior management, office managers, contractors, and consultants.
  • Has strong attention to detail.
  • Ability to manage multiple projects or tasks simultaneously.
  • Ability to be assertive in a public environment.
  • Strong internal communication skills.
