Position Overview







Reporting to the Chief Financial Officer, the

Manager, Investments (Acquisitions)

is accountable for providing, financial/sensitivity analysis, professionally completing all underwriting, analysis, due diligence related efforts, structuring of debt and equity for each acquisition, disposition and refinancing activity. Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations, prepare investment due diligence reports and overseeing performance of assets under management.





Supporting the CFO in identifying and recommending a diversified portfolio of investments to create value and asset appreciation for our investors. Pursue organic growth opportunities and ensure there is an active pipeline of new investment opportunities. Building and nurturing relationships across Canada with brokers, principals, originators and other real estate professionals for purchases, and possible divestitures.





The Manager Investments will build and lead a team of Analysts. Coaching and providing career development while being an ambassador of the Pier 4 culture anchored in Professionalism, Integrity, Excellence and Respect.




Key Responsibilities






Oversee all underwriting, analysis, due diligence related efforts, structuring of debt and equity for each acquisition, disposition, and refinance Prepare high-quality financing presentation and confidential information memorandums (CIM's) and participate in delivering lending presentations Detailed review of monthly reporting packages for properties within the asset portfolio, ensuring these are complete, accurate, and reflect appropriate commentary on results Coordinate activities with third-parties related to acquisitions, dispositions, and financing (i.e., maintaining pipeline, transaction/opportunity summaries, rent analysis, zoning review and assessment of environment risk and building conditions) Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations based on findings Identifying and recommending investment properties Building and nurturing relationships across Canada with brokers, principals, originators and other real estate professionals Conduct on-site property level due diligence both during initial acquisition, with third party companies and continued support, as needed Present on a weekly and monthly basis investment opportunities, debt restructuring initiatives, and asset performance to executive management Create and manage complex financial models to support forecasts and facilitate decision making Ensure staff members are achieving desired service levels and taking corrective action, as needed Foster a work environment that values people and encourages participation, creativity, learning and accountability Ensure employees are equipped with the knowledge, training, experience, tools and technology needed to achieve the required business results Hiring, training, coaching, and leading the Analysis team



Requirements




Very strong analytical skills with the ability to effectively evaluate, summarize and rationalize large amounts of information while maintaining a high degree of organization, accuracy, and quality control in the work Strong written and verbal communication skills Ability to build complex financial models in Microsoft Excel and regularly maintain and update with data and analytics Ability to meet tight deadlines without compromising accuracy Ability to contribute as a team member to executive management and express ideas Ability to manage a well-functioning team during times of high volume or intensity Working knowledge of all processes related to acquisition of a multi-family asset or mortgage refinance Ability to travel with personal vehicle to properties for site visits during due diligence period Sound coaching and performance management skills Commitment to ongoing personal and professional development



Education/Experience




Completion of a post-secondary degree in finance, accounting, or economics (completion of graduate studies are considered an asset) Completion or pursuit of a professional designation (i.e., CFA, CPA, AACI) 5 - 7 years related experience in Real Estate and Financial Services * Experience leading a team of analysts
