Right at Home Housing Society (RAHHS) provides a positive alternative for Edmontonians currently without a home, living in substandard accommodation, or spending a disproportionate amount of their income on housing. As a member of our Maintenance Department, the employee will contribute towards providing quality housing for those who struggle with low-income.
Job Purpose
Reporting to the Director of Facilities and Maintenance, the Maintenance Technician will conduct work order assignments and communicate job progress reports within buildings owned and operated by Right at Home Housing Society (RAHHS). They will also perform on-call rotations to attend requests regarding emergency maintenance outside of business hours. This role will be instrumental in providing safe and well-maintained housing for Edmontonians who are facing housing insecurity.
Responsibilities and Duties
CONSTRUCTION MAINTENANCE (0.5 FTE)
- Perform repairs and installation maintenance in buildings and surrounding properties owned and managed by RAHHS as assigned by the Director of Facilities and Maintenance, and as training allows:
Flooring
Painting
Countertop repair
Replacing doors and locks
Changing of fluorescent lights
Light plumbing duties (clogs, faucet replacement, etc.)
Windows (replacing screens, boarding up broken windows, etc.)
General carpentry
Other housing structural repairs as needed
SERVICE MAINTENANCE (0.5 FTE)
- Conduct inspections and upkeep of assets in buildings owned and managed by RAHHS on a regularly-scheduled basis, with a focus on identifying and preventing accelerated asset depreciation
- Perform demand service maintenance on the following areas as assigned by the Director of Facilities and Maintenance:
Mechanical maintenance
Electrical maintenance
Plumbing
Heating and ventilation investigations and basic repairs
Building envelope (windows, doors, and other structural components which prevent external elements from entering the building)
Security maintenance repairs
- Perform emergency repairs to the point of controlling or isolating an incident to prevent damage to the facility
OTHER DUTIES AS REQUIRED
Perform emergency service maintenance work as needed in rotation with the RAHHS emergency on-call policy and procedures
Provide detailed reports to the Director of Facilities and Maintenance which outline work performed upon job completion, along with necessary timesheets for payroll submission
Provide detailed safety and incident reports as needed to the Director of Facilities and Maintenance
Attend team safety meetings
Attend job development training opportunities as directed by the Director of Facilities and Maintenance
Support policy development with meaningful feedback and considerations to standards set forth by RAHHS
Qualifications
Class 5 Drivers License, with clean driver's abstract provided within 30 days of hire
Criminal record check provided to the Human Resources Department within 90 days of hire
Trades certificate in a relevant trade (like electrical, plumbing, or carpentry) with 3 years work experience. Equivalent education and experience will be considered.
Ability to become familiar with tenants and maintain a friendly and supportive relationship with them
Ability to problem solve and troubleshoot with limited information
Ability to work in a dynamic environment with changing priorities and remain calm in high pressure situations
Ability to develop job skills through hands-on training and experience
Ability to work independently and maintain self-motivated work schedules, completing quality jobs in a timely manner
Terms of Employment
This position is considered a full-time permanent position. You will be expected to work 37.5 hours per week, with a schedule of five days a week Monday-Friday between the hours of 8am-4pm.
The position is compensated on a monthly basis, with a pay range of $25-35 per hour. Compensation will commensurate with experience upon hiring. Overtime at a rate of 1.5 times your rate of pay will be compensated for any hours worked over a 40.0 hour work week.
You will be expected to rotate on-call hours with other permanent maintenance employees, for which every call-out, you will be compensated for a minimum of 3 hours of overtime at a rate of 1.5 times your rate of pay, or for the full period of time the emergency response is conducted per call-out. You will also be compensated for 7.5 hours of regular pay every quarter (in the months of March, June, September, and December) with consideration towards administrative time you are required to be available for emergency call-outs.
This role requires the employee to to drive from site-to-site through their work shift, with the main location of our maintenance shop at 11717-78 Street Edmonton, AB. If a driver's abstract does not allow for the employee to be added to company insurance for access to a company vehicle for these purposes, the employee is expected to provide their own vehicle in which they can transport supplies. Compensation is provided for mileage claims on personal vehicles.
