The Maintenance Technician is responsible for performing scheduled and preventive maintenance, troubleshooting and repairing all building systems and general building repairs across multiple commercial properties. This role requires a diverse skill set in areas such as HVAC, plumbing, electrical, and carpentry, as well as excellent time management and communication skills to manage work orders and coordinate with tenants and contractors.
Key responsibilities
General maintenance:
Conduct routine inspections of building systems, common areas, and exteriors to identify and address maintenance issues.
Preventative maintenance:
Perform and document scheduled preventative maintenance on equipment and mechanical systems, such as HVAC units, boilers, and pumps, to ensure their longevity and efficiency.
Repairs and troubleshooting:
Respond promptly to maintenance requests and emergency calls from tenants or management.
Diagnose and resolve issues related to plumbing (e.g., leaks, clogs), electrical systems (e.g., lighting, outlets), and HVAC.
Perform general carpentry, drywall repair, painting, and flooring repair.
Multi-site management:
Plan and prioritize work orders efficiently across different locations, minimizing downtime and maximizing productivity.
Contractor oversight:
Assist management in requesting, supervising, and coordinating the work of external contractors.
Groundskeeping:
Maintain property grounds as needed, which may include tasks like snow and ice removal, litter pickup, and basic landscaping.
Record-keeping:
Maintain accurate and detailed records of all work performed, materials used, and time spent on each job.
Tenant communication:
Interact with tenants in a professional and courteous manner to address maintenance concerns.
Safety and compliance:
Adhere to all health and safety regulations, building codes, and company policies.
Qualifications and skills
Experience:
A minimum of 5 years of proven experience in commercial property maintenance, with demonstrated experience managing large and/or multiple sites.
Technical expertise:
Mechanically savvy with a strong understanding of general maintenance procedures and hands-on experience with:
HVAC systems:
Basic maintenance and troubleshooting.
Plumbing:
General repairs and installation.
Electrical systems:
Minor repairs, such as replacing switches and ballasts.
Carpentry and general building repair:
Framing, drywall, painting, and finish work.
Organizational skills:
Well-organized and able to prioritize tasks effectively in a fast-paced, multi-site environment.
Problem-solving abilities:
Strong diagnostic skills to efficiently identify issues and determine appropriate solutions.
Communication:
Excellent interpersonal and communication skills for interacting with tenants, vendors, and management.
Licenses:
A valid driver's license with a clean driving record is required.
Physical demands:
Ability to lift heavy objects (up to 50 lbs), climb ladders, and perform physical labor in various weather conditions.
On-call availability:
Must be available for 24-hour emergency response

Pay: $25.00-$35.00 per hour
