JOB SUMMARY



The Maintenance Technician will report to the to Property Manager and will be responsible for the preventive, corrective, and emergency maintenance of the properties, as well as, in suite turnover maintenance and resident maintenance requests with a goal to creating a high-level experience of customer service to the residents. Assists in various property management functions and leased office space projects. Performs a variety of skilled duties in one or more of the building trades, such as painting, carpentry, minor electrical (e.g., Changing light bulbs), or other recognized crafts for the purpose of maintenance, repairing and upgrading the buildings. Live- In options avaliable in Ayr and Brantford.

SPECIFIC RESPONSIBILITIES



Responsible for ensuring the preventative, routine, and unscheduled repairs of in suite, HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems and related communication through email and building stack. Ensuring the timely attention to suite turnover work to ensure that the suites are "rent ready". Coordination and inspection of move in's and move out's including access. Management of waste, recycling, and hazardous materials. Liaise with regulatory or civic authorities having jurisdiction. Oversee quality and efficiency of work for contractors. Troubleshoot on-the job problems, concerns, and complaints. Ensuring all tools and equipment are maintained and serviced regularly. Familiarize with all the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, sprinkler, and timer systems. Maintaining up-to date MSDS work sheets for maintenance products and adherence by the OHS rules and regulations. Maintaining up to date service records for all equipment and building as well as completing scheduled tests and preventive maintenance such as filter changes, etc. Ensuring the condition and cleanliness of the entire site, common areas, roof, exterior building, garbage areas etc. Recommending type and quantity of maintenance supplies to be stocked. Maintain good resident relations, address and document resident complaints and any emergencies in the building which occur during their scheduled shift. Further support efforts to ensure resident satisfaction and service delivery through prompt service, ongoing communication, and follow-up. This position requires the technician to have their own tools and vehicle with a valid G driver's license. Other duties as assigned.

QUALIFICATIONS AND REQUIREMENTS



Minimum 3-5 years of relevant maintenance experience, preference given to those with trades or general contracting experience. Nice to have: Completion of or working towards FMP or BES I & II designation. Ability to comfortably troubleshoot and identify mechanical issues to resolution or escalation to base building trades. Experience working in commercial property management (medical plaza experience preferred.) Exceptional knowledge of tenant, health, and safety regulations (e.g., WHMIS, Ontario Building and Fire Codes, Commercial and Residential Tenancies Acts), plus hazard reduction while carrying out maintenance tasks. Computer proficiency with working knowledge of Excel, Outlook, Word, and Adobe Able to monitor and supervise outside contractors and staff. Excellent organizational and time management skills Excellent communication skills and assertiveness, able to initiate and implement new methods. Strong attention to detail with ability to multi-task and prioritize. Works well independently and in a team environment Capability to collaborate with multiple divisions and departments to successfully execute maintenance requests. Task-oriented and will do what is needed to get the job done. Ability to work in a fast paced and ever-changing environment.
