Position Summary



Reporting to the Maintenance Manager the Senior Maintenance Technician is a hands on, experienced maintenance professional responsible for maintaining, repairing, and improving commercial and residential properties within the Arlington Realty portfolio. This role requires strong technical skills, sound judgment, the ability to work independently, and a proactive approach to preventative maintenance, tenant service, and contractor oversight.

The successful candidate takes ownership of property condition, responds effectively to issues, and supports a safe, clean, and well maintained environment for tenants, contractors, and staff.

Key Responsibilities



Building Maintenance and Repairs



Perform interior and exterior maintenance and repairs across commercial and residential properties Complete drywall installation and repair, painting, graffiti removal, and general carpentry Troubleshoot and complete minor plumbing repairs including sinks, taps, toilets, and leaks Troubleshoot and complete minor electrical repairs including switches, outlets, lighting fixtures, bulbs, and fuses Install, repair, and remove flooring including tile, laminate, and vinyl Install and maintain window coverings, blinds, and curtains Repair and maintain ceilings and ceiling tiles Build demising walls according to drawings and specifications

Exterior and Grounds Maintenance



Maintain cleanliness of building exteriors, sidewalks, parking lots, and common areas Perform landscaping tasks including trimming, removal, planting, mulching, and general grounds upkeep Conduct concrete and minor asphalt repairs to sidewalks, curbs, and parking areas Perform pressure washing of sidewalks, garbage enclosures, and common areas Carry out snow and ice removal and apply ice melt as required Perform exterior painting, stucco, and siding repairs Install and remove seasonal and festive decorations

Roof and Building Envelope



Conduct period roof inspections and cleanings Complete minor roofing repairs as required Remove weeds, debris, and garbage from roof surfaces Inspect building envelope components and report deficiencies

Tenant and Landlord Work



Respond to tenant service requests and investigate reported issues Complete repairs related to tenant move outs and landlord improvements Coordinate access to secure rooms for contractors and tenants Monitor contractor work for quality, safety, and scope compliance Report unresolved issues or capital repair needs to the office

Flood Response and Emergency Repairs



Respond to floods and emergency maintenance situations Perform cleanups and coordinate follow up repairs as required

Administrative and Reporting Duties



Complete timesheets, mileage logs, and task reporting accurately Deliver tenant notices as required Report unauthorized activity, unusual conditions, or safety concerns Participate in periodic inspections of all buildings in the portfolio Assist with procurement of maintenance supplies and tools Research vendors, materials, and cost effective repair solutions Train and mentor junior maintenance staff Maintain a clean, organized, and safe work environment

Qualifications and Experience



Minimum 5+ years of maintenance experience in commercial or mixed use properties Strong working knowledge of building systems and trades including carpentry, plumbing, electrical, drywall, flooring, and painting Ability to read basic drawings and follow specifications Experience working independently with minimal supervision Strong problem solving and organizational skills Ability to prioritize work and respond effectively to emergencies Valid driver's license and personal truck for work-related transportation of supplies. Ability to lift, carry, and perform physical tasks required for the role
Job Type: Full-time

Pay: $70,000.00-$75,000.00 per year

Work Location: In person
